the sales were on a ‘first come first serve basis’ with RM15k deposit. i kenot brain where's is logical "rumah mampu milik"

For rumah mampu milik 300k u need at least household income 5k above with no other commitment and with cash upfront 30k - 10% DP and 6k for loan document. Further now bank not easy and not willing to give loan so lagi teruk to get buyer. which mean those can buy rumah mampu milik is mid - high income range and not low income range. I heard that this property (KepongMas / The Henge) nearby a tasik and a Alam Flora Station (waste incineration plants) izit? Would it be any smell?

Seriously if no 15k to pay for booking means better dont buy now. Property purchsee is not abt jus eligibility for loan but also the cashflow. Alot hidden cost u may fork out later too. Anyone have any ideas/ did prepare or pay RM15k booking fee to Sinerjuta Sdn Bhd?
I am wondering how this booking fee works? [1] Does it include in the RM 198k downpayment? If so, that's it meant that I just need to settle RM 183k once I got the loan or it is just a "kopi money" to secure an unit. [2] I heard news said that I just need to pay RM15k, you will secure an unit. Means guarantee? Is it a booking procedure to secure a chance to proceed to next step, which is to apply a loan? My concern is, if the loan from bank does not approve, will the RM15k just burn? or will it be refundable 100%? [3] For those who submitted your application to DBKL, anyone of you proceed to contact Sinerjuta Sdn Bhd or you just wait? I am not sure the procedure RUMAWIP but logically, isn't it need to go through balloting then only announce to the applicants that you have secure an unit? Perhaps, based on this confirmation, the applicant will proceed to apply house loan from banks. **If this is the case, why is the RM15k came into the picture? May I know is the balloting for Kepongmas done based on those who is afford to pay RM15k only? or apply for those submitted the forms but not pay RM15K. Thank you in advanced for your clarification. |
