QUOTE(Sand Dust @ May 18 2017, 11:16 AM) The trend is here with already brilliant idea mooted I will be so piss if this happens."Scrapping of parking bays in city buildings to be implemented after MRT network is ready – KL Mayor" Congestion in the city; how to deal with it? The Kuala Lumpur City Hall (DBKL) is looking at ways to disallow parking bays in city buildings in an effort to reduce traffic and encourage city folks to use public transportation, The Sun reports. The policy of not having parking bays in a building has become a trend of a developed city, and Kuala Lumpur should follow, Federal Territories Minister Datuk Seri Tengku Adnan Tengku Mansor said, citing major cities in developed countries as example. “Look at what’s happening in Tokyo, Hong Kong, Melbourne, London, the building style or redevelopment has changed and these building are not even allowed to build a carpark. “They are trying to deter the people from using cars in the city and this are among the things that we are looking at so that we can be on par with the greatest cities in the world,” Tengku Adnan said when launching the 2017 Kuala Lumpur City Community Development Strata Seminar yesterday. He added that rapid urbanisation in KL has changed the intensity and the pattern of land use in the city, and city residents and project developers must adapt to a vertical style building development to save space. “This trend has become a norm that KLites need to adapt to. They need to accept this fact and change their old mentality to a modern metropolis lifestyle,” he said. For the no parking scenario to work, KL needs to have good public transport infrastructure, and Tengku Adnan said Putrajaya is doing its best to provide the best facilities “I would like to say sorry because at the moment there’s a lot of congestion, a lot of potholes all over the city and there’s a lot of things that needs to be upgraded,” he said. “But we cannot address this issue right now because there’s MRT construction, new highways under construction and also new roads and there’s a lot of development in certain places. This has caused city dwellers to feel inconvenient, but please bear with us and once all these projects is completed, we will not face such problems anymore,” he declared. No more car park for new commercial buildings. But I know it will be happening soon. SIGH |

QUOTE(aaron1717 @ May 18 2017, 11:14 AM) generally there are still ppl who using the public transportation, expat/foreigners as what you mentioned... as for students... i think u simply choose one college to research... u can see 80% of the students are drive to school despite staying nearby with LRT/MRT to school... haha... TARC the best example.... car park full until all the students have to wait at car park for car to come out.... Imagine got commies and massive multi TOD connectivties. not renting san ka la area la... if no commies surrounding and no public transportation... rental sure fail for that area.... either have one... your property still gt a ikan masin chance to come back up... haha But got high chances to become a grade C multi expat community also |

QUOTE(aaron1717 @ May 18 2017, 12:12 PM) actually grade B expat also more than enough already... they nt paying like angmo... but they willing to rent for u to breakeven maybe... anything lower... then your maintenance quality of your unit might got worse... haha 4.5% rental yield also happy ady. But I am expecting it to be better in the future. Anyway don't have a crystal ball. Still believe in the theory that doing something is better than doing nothing. |

Suggest later comers just drop and go to titiwangsa Mah Sing. Pls be observant of your wallet but not the hype here unless you are confident with the ridiculous price hike. 100psf hike is very ridiculous! Moreover some are still on the waiting list for these hiked up units.
Cheers! This post has been edited by mthc: May 20 2017, 05:04 PM |

QUOTE(JustForCheonging @ May 20 2017, 05:16 PM) When i was there 2weeks ago left 850psf units only. Nothing much I can do. Thats why kudos to early buyers who got all incentive and cheaper price. Hopefully all investment we ponder will likely be fruitful in future. Don't have to follow the hype. Just follow your investment guts. There are so many incoming cheaper alternatives. A very good example would be titiwangsa mahsing. Let's not forget developers are coming up with more and more affordable pricing by downsizing the build ups. Just wait and parang for good deals bro. A good example of a died down hype that got parang so badly was Rica. There was a 500 euros NATOK farting there loudly also that I had to ask some forumers here to lend me some euros and BMW to flash also 😞 This post has been edited by mthc: May 20 2017, 05:22 PM |

QUOTE(JustForCheonging @ May 20 2017, 09:27 PM) Lolx dude u need to study abit more. The sole reason i wanna invest into this prop is due to public transport. Imagine for the next 10-15years, govt will impose strict laws/congestion charges on car entering city centre, higher carpark fees, more expensive fuel force ppl to depend on public transport. This is where TR Residence shines. Why not flipping as early birds entered around 650-680psf as compared to later buyers around 780psf?Definitely not a property for u to flip in short term as this is quite expensive to begin with. But keeping it for at least ten years should be the wise move here instead of just flipping it away. |

QUOTE(Hermes Prada @ May 21 2017, 02:38 PM) Hi all Sifus, TR is leasehold 68 years? MKH confirm to extend? Definitely will be renewed. Don't worry about it. No black and white stating that tho. Unless MKH advertise in newspaper stating that it will be renewed haha..I think ok to buy considering location + price but i am quite concern on the LH 68 years, cannot sell already, only can rent... TS average rental 2500 per unit, so, TR rental can still cover installment... |

Please do share if you know of any as well. But titiwangsa mahsing should be a good go.Titiwangsa MS seems still in very early stage now. Any other BBB projects that you can recommend?
