The council will allocate a portion of the land to become low cost apartment. And, SPS always able to change it become MCA.

I understand that the gov is receptive (hence not as restrictive as those days) to the idea of "affordable housing" which means not only the low cost apartments that cater to those low income group but also the medium cost apartments for those medium-income families which are equally suffered.

Seems like so much of confusion, perhaps can clarify abit.
For the "affordable housing" in Selangor, we have 6 types:
1.) Rumah Selangorku Jenis A - highrise with 700 sqf BU, selling price RM 42,000, only applicable for income earner less than RM 3,000
2.) Rumah Selangorku Jenis B - highrise with 750 sqf BU, selling price of RM 100,000, only applicable for income earner RM 3,000 - RM 8,000
3.) Rumah Selangorku Jenis C - can be either highrise (800 sqf BU, sale price RM 150,000 ; 900 sqf BU, sale price RM 180,000) or landed (18 x 60 - mostly townhouse) with sale price RM 200,000
4.) Rumah Selangorku Jenis D - can be either highrise (1000 sqf BU, sale price RM 220,000 ) or landed (20 x 60 - mostly townhouse) with sale price RM 250,000
5.) Rumah Pr1ma - Developed by PERBADANAN PR1MA MALAYSIA (central government, not the developer), price can range from RM 100,000 till RM 400,000. Suppose to be located in a more strategic location and with better facilities / amenities compare to Rumah SelangorKu. Can be landed or highrise, household income RM 2,000 - RM 10,000.
6.) Medium cost apartments - Developed by developer, generally have better facilities / amenities compare to Rumah Selangorku but sale price also slightly higher. No restriction on the purchaser and everyone can buy it.
Yes, for investor, in terms of "profit yield", rumah Selangorku definately can give you better return. But just bear in mind, Rumah SelangorKu is meant for own stay, not for flipping or rental. It's sinful to convert subsidy to become your own profit.
As a matter of fact, the residents that stay in rumah Selangorku should unite and report to the local authority if they found someone is renting the unit.
