Me ikan bilis only... cry.gif cry.gif

By the way, attended a talk in SEH yesterday, one interesting info by the speaker is the population in Semenyih..

Year 1990 - 15,100 people

Year 2000 - 45,000 people

Year 2010 - 92,491 people (from MPKJ website)

Within 20 years, 600% growth..

This is the population growth in Semenyih before SP Setia and Ecoworld step into Semenyih..

I would be eager to know how's the population in Semenyih at 2020... tongue.gif tongue.gif

To be honest before SP Setia I only associated Semenyih with Nirvana and visited there once every year at Ching Ming.

this is very interesting brows.gif

i checked back my photos, it was in 2009 when i went to semenyih for the first time in my life..

At that time, i have no idea where is semenyih..all i know about semenyih is Broga Hill and we have few indon workers were staying in semenyih....so for me semenyih is a place for indon.lol

One day suddenly i wanted to climb the Broga Hill, so immidiately i went to search in internet and roughly study the route....i used the farest route actually...started from UPM all the way to kajang and sg long and semenyih....at that time, for me mohkota cheras is already consider far...so, obviously semenyih is super ulu....the moment i reached semenyih town, i came to the bus station center...all i saw here were broken shoplots and foreigners...i said to myself Ok this is for cowboys.... icon_rolleyes.gif

the second or third time i came to semenyih was to visit dato gong temple....that was after i planning to stay in sg long... so i always came to pusing pusing and visit here visit there....after boring with sg long...i went further to semenyih.. and slowly i started to explore semenyih thumbup.gif

even until now i'm still think semenyih is quite far and not 100% convinced...anyway, i will keep my eyes open up and watch the development here icon_rolleyes.gif

Yeah, seriously Semenyih is going to transform from a Si Monyet place to a vibrant town - just keep an eye on it even though you are not convinced at this moment. There is no reason for the developers (some more establshed ones) to come in if there is no such growth potential, right? wink.gif

You are mostly welcomed.

The closest project if want to take comparison would be the Ascotte Boulevard, which is a 860 sqf service apartment as well.

Comparatively, medium cost apartment in SEH (D-cassia) is about 20% cheaper.

D'Cassia starting from 1st floor, while for Ascotte starting from 9th floor. Ascotte block A consists of 300 units, but have 4 lifts in service, D'cassia one block 300+ units, but only have 3 lifts.

Amenities wise ascotte for sure better, to compensate its price, water feature, jogging track, linear garden, rooftop garden, playground etc, which can't be found for D'cassia.

Security wise presumably ascotte is better as well, since they have 2-3 security access, while D-cassia only have security service at the main entrance.

Parking for Ascotte most of the units are side-by-side under covered (if in tandem shall receive some rebate), which is easily accessible by lift. D'cassia have 2 separate car parks, one covered one open space, not that convenient especially during raining or after grocery shopping.

There are 2 garbage areas in D'cassia and since the unit in D-cassia is starting from ground floor, may need to take this as consideration especially lower floor units. SP centralized all the TNB power station in one area, from the model it looks quite huge.. For those who have worry on EMF risk, may need to consider as well.

Nevertheless, giving the attractive entry price per sqf, free 2 car parks with so many amenities provided (swimming pool, wading pool, multipurpose court, multipurpose hall etc), D-cassia definitely a very worth purchase and shall impose a strong competition on the highrise development in the vicinity such as Ascotte and Kiara Plaza.

Once again thank you... spot on with such comprehensive and well written paragraphs.
I believe this has to be pinned up at the first post rclxm9.gif

And yes, knowing that D'Cassia starts from 230k, hope to get a shot during balloting session.
Presume there will be a long queue when it launches on October 2015. laugh.gif

You are considered lucky, my first visit to Semenyih/Beranang before Kajang-Semenyih by-pass & Lekas was built, need to go in Kajang town, turn left after police station at Jalan Semenyih, don't know pass through how many traffic lights and jam all the way to destination. In my mind then think how people can survive with this situation, it is suffering!

Now with the KS By-Pass, Lekas & Ecohoill Link to Lekas of course different story lor:D
