1 car park is consider OK, but with the price tag of 230k onwards, plus 2 car parks is a bonus IMHO.
Shall go and see tomorrow!

QUOTE(samkps @ Sep 6 2015, 11:07 AM)
You are mostly welcomed.

The closest project if want to take comparison would be the Ascotte Boulevard, which is a 860 sqf service apartment as well.

Comparatively, medium cost apartment in SEH (D-cassia) is about 20% cheaper.

D'Cassia starting from 1st floor, while for Ascotte starting from 9th floor. Ascotte block A consists of 300 units, but have 4 lifts in service, D'cassia one block 300+ units, but only have 3 lifts.

Amenities wise ascotte for sure better, to compensate its price, water feature, jogging track, linear garden, rooftop garden, playground etc, which can't be found for D'cassia.

Security wise presumably ascotte is better as well, since they have 2-3 security access, while D-cassia only have security service at the main entrance.

Parking for Ascotte most of the units are side-by-side under covered (if in tandem shall receive some rebate), which is easily accessible by lift. D'cassia have 2 separate car parks, one covered one open space, not that convenient especially during raining or after grocery shopping.

There are 2 garbage areas in D'cassia and since the unit in D-cassia is starting from ground floor, may need to take this as consideration especially lower floor units. SP centralized all the TNB power station in one area, from the model it looks quite huge.. For those who have worry on EMF risk, may need to consider as well.

Nevertheless, giving the attractive entry price per sqf, free 2 car parks with so many amenities provided (swimming pool, wading pool, multipurpose court, multipurpose hall etc), D-cassia definitely a very worth purchase and shall impose a strong competition on the highrise development in the vicinity such as Ascotte and Kiara Plaza.
*
Once again thank you... spot on with such comprehensive and well written paragraphs.
I believe this has to be pinned up at the first post rclxm9.gif

And yes, knowing that D'Cassia starts from 230k, hope to get a shot during balloting session.
Presume there will be a long queue when it launches on October 2015. laugh.gif

QUOTE(alicia @ Sep 6 2015, 09:27 PM)
How much is the landed property in this township?
*
I was at their welcome centre yesterday and the price has yet to be known at the moment.
Planning to grab one?

QUOTE(Jasoncat @ Sep 7 2015, 08:19 AM)
Yeah, seriously Semenyih is going to transform from a Si Monyet place to a vibrant town - just keep an eye on it even though you are not convinced at this moment.  There is no reason for the developers (some more establshed ones) to come in if there is no such growth potential, right? wink.gif
*
I am already been convinced for the past few weeks liao laugh.gif

Will this medium cost apartment be priced around the same prices as Ascotte Boulevard in your opinion bro? hmm.gif
*
Kindly refer post 359 by bro samkps. thumbup.gif
But Ascotte Boulevard is 20% higher price than EcoHill's MCA.

QUOTE(samkps @ Sep 10 2015, 11:53 AM)
D'Cerrum is slightly more expensive, starting from 260k, coz the buildup is 950 sqf.  brows.gif
*
When i went to the event last weekend, they only inform the starting price from 230k for D'Cassia.
D'Cerrum also you know already huh? Hmmmph... notworthy.gif

Hi all,
For those who are interested, there's an advert in the Sun today that listed a few of SP Setia's upcoming launches. For SEH, Floris is scheduled for launch next month. Min. price is RM793k (Intermediate).
Cheers
*
Thanks for sharing! nod.gif

QUOTE(samkps @ Sep 11 2015, 08:53 PM)
Thanks for sharing...

Wow, just increase RM 20k, with larger layout... looking good indeed...  rclxms.gif

RM 773k is price before or after discount?  hmm.gif

If it's before discount, even more worth than Grandlis!  sweat.gif
*
After reading this, seems like the possibility of having the discount is low.
Due to fact that the build up size for Floris is larger than Grandlis (~200sf).
But of course, i hope i am wrong on this.

Yes. Yesterday open 600 units.
*
if not the existence of this thread, I wouldn't have known the apartment is avail for sale.
but one question, opened for public sale or buyers priority again??

QUOTE(Lionking1900 @ Oct 4 2015, 05:31 PM)
1. Carpark and apartment are two(2) own standing building. So, you may encounter your car park allocation may at one far end and the connection bridge to apartment may at another far end.

2. Upon saying of facilities, I only can comment the facilities for both are around there. the most obvious i saw is that the lower price apartment has two tennis court and the higher price apartment got only one tennis court. that from my naked eyes from viewing.

3. Most yesterday buyers target firstly only at the 950sqft apartment.
*
point 1, worst case scenario is really not an ideal one..
point 2, can't understand why it is other way round. am I they only one who scratched my head here?

Not sure worth for invest or not. Got chance just grab rclxub.gif

balloting at the welcome centre?
how's the crowd btw?
260k for dcerrum consider bargain I believe.

QUOTE(yap2001 @ Oct 6 2015, 02:00 PM)
Since not that super expensive condo and got chance now, just try get one. Worth? Please comment.
My wife choose D'Cerrum, 949sqf which is biggest unit. Say nicer design and nicer layout among these 3 condos. Since we are the first batch to choose the unit, we manage to grab those "corner lot" which is located at last or first of every floor with same price laugh.gif
*
any layout to be shared among us here? thx!

what is the price for this affordable apartment ?

i read previous post
850sqft - 230k up
950sqft - 260k up

correct ??
*
Yup. Correct.
But anyway, not a concern for one who is interested for now as the balloting is done in general.
Means, its not like, I WANT DCASSIA, then i cast my vote on DCASSIA ballot box.
You cast your vote for all. Good luck!

When i went there yesterday, non-bumi and bumi ballot box is quite equal already! brows.gif

yeah, the thing is that these people are not able to choose what they want. somehow the buyer might targeting dcassia but was selected for dcerrum.

Just received the info from SA...

There will be 4 covered staircase connecting the covered car park to the main units..

2 staircases for each block...

However, the covered staircase only available at the first floor and top floor of the covered car park..

I would say this is a significant value added feature for the apartments..  thumbup.gif  thumbup.gif

thanks bro sam..
but still having difficulty to understand the staircase connection...

Went to SEH WC today. If not mistaken, price starts from 242k for D'Cassia and 262k for D'Cerrum. Only block 2 is open for public balloting. Feel free to correct me if i'm wrong.

Response seems lukewarm.

dint know only block 2 was opened for public.. but I was told it's in generally all blocks are opened. hmm?

*
it can sell around 1 million in 2018 =p
just joking. but it's hard to tell bro mamaky..

well, you have to like it if you want to purchase the property. either it's for your own stay or investment... don't purchase for the sake of people are mass purchasing it.. but anyway, you are interested to get one aren't you?
