L'Marq is soho, while D'Cassia by Setia Ecohill is apartment, different I suppose..

The closest project if want to take comparison would be the Ascotte Boulevard, which is a 860 sqf service apartment as well.

Comparatively, medium cost apartment in SEH (D-cassia) is about 20% cheaper.

D'Cassia starting from 1st floor, while for Ascotte starting from 9th floor. Ascotte block A consists of 300 units, but have 4 lifts in service, D'cassia one block 300+ units, but only have 3 lifts.

Amenities wise ascotte for sure better, to compensate its price, water feature, jogging track, linear garden, rooftop garden, playground etc, which can't be found for D'cassia.

Security wise presumably ascotte is better as well, since they have 2-3 security access, while D-cassia only have security service at the main entrance.

Parking for Ascotte most of the units are side-by-side under covered (if in tandem shall receive some rebate), which is easily accessible by lift. D'cassia have 2 separate car parks, one covered one open space, not that convenient especially during raining or after grocery shopping.

There are 2 garbage areas in D'cassia and since the unit in D-cassia is starting from ground floor, may need to take this as consideration especially lower floor units. SP centralized all the TNB power station in one area, from the model it looks quite huge.. For those who have worry on EMF risk, may need to consider as well.

Nevertheless, giving the attractive entry price per sqf, free 2 car parks with so many amenities provided (swimming pool, wading pool, multipurpose court, multipurpose hall etc), D-cassia definitely a very worth purchase and shall impose a strong competition on the highrise development in the vicinity such as Ascotte and Kiara Plaza.

How much is the landed property in this township?

Yeah, seriously Semenyih is going to transform from a Si Monyet place to a vibrant town - just keep an eye on it even though you are not convinced at this moment.  There is no reason for the developers (some more establshed ones) to come in if there is no such growth potential, right?

Will this medium cost apartment be priced around the same prices as Ascotte Boulevard in your opinion bro?

D'Cerrum is slightly more expensive, starting from 260k, coz the buildup is 950 sqf.

1. Carpark and apartment are two(2) own standing building. So, you may encounter your car park allocation may at one far end and the connection bridge to apartment may at another far end.

2. Upon saying of facilities, I only can comment the facilities for both are around there. the most obvious i saw is that the lower price apartment has two tennis court and the higher price apartment got only one tennis court. that from my naked eyes from viewing.

3. Most yesterday buyers target firstly only at the 950sqft apartment.

My wife's company is the project partner and we was offered for the balloting session.

We kena the balloting and last Saturday went to choose the unit. All come so sudden, paid the booking and bought. 

Not sure worth for invest or not. Got chance just grab

My wife choose D'Cerrum, 949sqf which is biggest unit. Say nicer design and nicer layout among these 3 condos. Since we are the first batch to choose the unit, we manage to grab those "corner lot" which is located at last or first of every floor with same price

Just received the info from SA...

There will be 4 covered staircase connecting the covered car park to the main units..

2 staircases for each block...

However, the covered staircase only available at the first floor and top floor of the covered car park..

I would say this is a significant value added feature for the apartments..   

Went to SEH WC today. If not mistaken, price starts from 242k for D'Cassia and 262k for D'Cerrum. Only block 2 is open for public balloting. Feel free to correct me if i'm wrong.

Last month I was lepaking at one of the mall, and had a friendly chat with a nice gentleman manning a booth of a housing project in Semenyih, he told me that there is a plan to build another university in Semenyih...I heard sometinhg like in Ecohill...or maybe EcoMajestic..not too sure but there was an Eco...something....doesn't matter..but if it comes true...then you all "fatt tatt" lor...

Perhaps talk to the SA, and ask about the justifications.. I presume SPS would listen to the customer's dissatisfaction.

As per 5% special discount plus 4% LCR, Floris net price for new buyer is $758k, existing buyer price is $728k. Of course, I presume for new buyer still can get one of the existing SPS hse buyer to act as referral n enjoy additional 2% cash rebate.
