Yah. Willing seller willing buyer. Ppl pay to stay for a better Neighbourhood and secure environment.
Those mentality not willing to pay and try to get FOC and advantage on others can prepare to face the consequences of trying to challenge the new SMA enforced.

I see... how's that development compared with Eco Meadows? Does it have nice landscape, park / greenery, dedicated walkway / cycling path, club house or / and other facilities? Reckon that in terms of type, Semi-D will be upper class compared with Parkhomes / terrace house. However, I will also take into account all the factors into consideration when select my dream house, ie the environment, infrastructure, size of development, developer reputation & quality plus the aforementioned in addition to the house itself. That's the reason why some normal houses can be much pricey compared with others even though it "loses out" in terms of type (eg terrace vs SD).

yup, basically thats the premium that you are paying to EcoWorld for the landscaping, extra common areas etc .... So not exactly a apple to apple comparison ... but since you are trying to figure out the "premium" that you are paying to Ecoworld for all the value added features, this could give you an idea...

what do you mean back with garden space ? i thought all the backyard facing linear garden right ? so 700k++ is before 9 % discount ? after discount should be below 700k... sounds good

I supposed 1% is for new buyer with referal fees? for existing buyer it will be %+3+2%?
care to explain what is 5% and 3% for ar?
