JMHO, a direct access from/to highway to a mall is one critical success factor. Wirhout it, the "Viva mall" will be a stranded mall and in this case, the entrence of EKC mall will grab some of visitors to "Viva Mall" ...
Back in EKC approval days, if I recall correctly, one of the conditions was to build the Uturn flyover
The new Viva project has 3x EKC units, they should build at least one for them (if not three)..
