UDA expects projects’ GDV to hit RM10b in five years

KUALA LUMPUR, Oct 18 ― UDA Holdings Bhd expects the gross development value (GDV) of its projects in the country to reach up to RM10 billion in the next five years.

Group Managing Director Datuk Ahmad Abu Bakar said its local development projects comprising mixed developments are located at Bukit Bintang City Centre as well as several projects in Johor and Penang.

He said currently the company is about to hit RM1 billion in GDV.

“The market is a bit soft now. We will try to do more affordable developments at the moment.

“Hopefully, once the market picks up, we will see how it goes,” Ahmad told reporters on the sidelines of a groundbreaking ceremony for Kampong Baru Legasi project here, today.

The groundbreaking ceremony was officiated by the Prime Minister Datuk Seri Najib Razak.

The Legasi development project on a 1.157-hectare of land in Kampong Baru has a GDV of around RM529 million.

The project also has a plot ratio of eight times, which he said can go up to 12 times, depending on the local authority.

“When we first bought the land, the Kuala Lumpur City Hall was kind enough to offer us at RM350 per sq ft.

“With a GDV of RM529 million, the land on where our project is sited is valued at around RM500 per sq ft,” he said.

The Legasi project, Ahmad said, is a mixed development project comprising 639 residential units averaging at RM650 per sq ft.

He also said UDA will develop a 30-storey tower and some 48 units of commercial lots for the small and medium enterprises.

“Construction is expected to be completed by 2019 and it will be carried out by Ahmad Zaki Resources Bhd,” he said.

The 639 residential units will be housed in a 43-storey building, of which 30 per cent will consist of affordable homes for Kampong Baru residents

Econpile bags RM20 million contract in Kampung Baru

Econpile Holdings Bhd has secured a RM20.3 million contract for piling and related works for a mixed development commercial and residential development in Kampung Baru.

In a filing with Bursa Malaysia today, the piling and foundation specialist said its unit, Econpile (M) Sdn Bhd, had on December 31 received a letter of acceptance from Ahmad Zaki Sdn Bhd to undertake piling and sub-structure works for the proposed project.

"The contract comprises bored piling, sheet piling, earthworks and sub-structure of a mixed commercial and residential development, for a contract sum of RM20.3 million," it said in the filing.

Econpile says the duration of the contract is approximately eight months and is expected to complete in July 2016.
The group expects the contract to contribute positively to its revenue and earnings for the financial year ending June 30, 2016 (FY16).

Shares in Econpile closed five sen or 4.59% lower at RM1.04 today, for a market capitalisation of RM572.45 million. – The Edge Markets, January 4, 2016.

KLCC can only book to book unit on later date.
Both require 5k deposit.
Half of the Quill Mall View units gone at 5pm today.

Can only book from level 26 above.
Below level 26 only for the fixed 300k affordable home.
Total units 600~.

Very very very close to Kg Baru LRT Station.

I think since the legasi residen will be at the pasar minggu plot. So it should be free for all. Both bumi and non bumi can buy. The other namesd 'kg.' i think for bumi.

Just a assumption. Anyone keen enough to do homework a bit and spoon feed us.. lol...

hmmm..

Only 1 parking lot per unit and the cheaper units which consist of 16 units per floor would share only 3 elevators. Imagine morning and evening congestion. Run from car traffic but in the end, stuck at elevator. Friend of mine said that that is flat standard.

The sales team looks like half hearted. Very minimum brochure. The unit details also got wrong information. 6 units of water heater.

When asked about elevator speed, sales team not sure and asked me to check with engineering team. So sad.

Just went to the sales gallery, 680k for 950sf, the layout quite cramped if compared to my already small condo of 800sf++. They are providing Signature Kitchen cabinet with hood and gas hob and i think 3 air-conditioner.

From the brochure it is actually a leasehold development

I thought prima rumahselangorku are all in bahasa.

Beside tis is for malay only. Nothing wrong with using bahasa only.

What i find weird is the tree, a malay reserve project, their marketing kit is in english.

Isn't that going to be quite a walk from this project all the way to KLCC with that overhead bridge just to save RM 1.10/trip?

I ever tried walking on the overhead bridge connecting Pavilion to KLCC and felt like it was quite a long walk to get to the latter. Like 1 km ish.

once the bridge is completed, the distance from legasi to klcc will be less than 1km. i will say approximately 600-700 meters based on rough measurement using google map.

The Saloma Bridge is built not for legasi or by legasi.
Is a government project cater for Kg Baru folks. Well should say ex-government project to be precise. But so far no news that this will be axed yet. Estimate completion mid of next year.

Maybe for some, especially those staying at legasi will rather just take LRT (2 stations away) to KLCC. But the majority of surrounding folks most probably will just walk and save up the LRT cost.

And also base on artist impression, the link will also be an iconic feature, an add on to the image of KL.

Yes if you look at the surrounding price from M101 all the way to Hotel Tamu, Summer Suite and 188 Suite, you will be surprise how below market price this project is. Also compare their rental price etc.

Needless to say this is door front LRT comparing others.

At the moment, its not opened to non-bumi. This is a policy and not a restriction at the moment. Unsold units or once completed, there will be no restrictions on selling to non-bumi.

I’ve just bought one yesterday.
I like the concept where there are 2 separate doors and keys to your condo. You can stay in one unit and rent out the other without invading privacy.

As for return of investments, it will depend on the investors themselves. Some may flip for quick gain. Some may wait hoping for capital appreciation, while others will find rental income to be very viable.

Regarding the bumi discounts, dont worry about it too much. Developers like IJM etc will give the obligatory 5% bumi discount for “selected” bumi lots, such as at road junctions, odd shaped lots, beside reserved surau lots etc.. Which most of the non bumi buyers will shun from anyway.. BUT, believe me, you will get quite a handsome discretionary discount or other equivalent incentives.. Not mere accusations here..

BTW, have you called the SA or developer?

There are a lot of other properties by other developers like Ive mentioned who will give you discounts even if you r a no bumi as Ive mentioned..

There is about 200 unit of affordable house which is smaller size at 800sf

But looking at the strategic location with less than 700psf somemore with Saloma Link & door front LRT

Basically nothing much to complain and rental and price is definitely there

UDA hasnt been proven to value added their properties......dont know why....

Bumi got plenty of good choices when come to property buying...to them this one just probably 'one of those' but i agreed, this is a good buy judging from how Anggun completed product is.

All KLCC view 950 and 1650 sqft sold out. Only 1905sqft KLCC view and penthouse are available..
Price not less than 1 mill.

Not all facilities are shared with RUMAWIP for KLCC view.

Access to KLCC block are only for that block resident, not shared with RUMAWIP. Its like another block physically joined but access etc are different.

Its NOT bumi reserved. Its an open title and NO restrictions for Non Bumi to buy in the future, if from secondary market or unsold units ( At the moment, mosly sold )

New buyers will have to wait for units not sold due to loan rejection.

I’ve just been updated by my SA that the river will be rehabilitated and a park will be built around it.

I’ve bought my unit. My sister and daughter bought one each and my cousin bought 2 😅😅


I hope that is sufficient update for those interested.

All condos i know will have 2 views for back to back units sharing a corridor.

Your unit might have klcc view and yr opposite unit (at entrance door) will have the other view.

I believe what you said is the entire block with klcc view in particular will not consist of rumawip units??? Including those units facing away from klcc view?

40th floor at 870k is not bad at all

im not sure there are many out there who want to pay rm4000 renting; they will argue i might as well pay for my own mortgage

Yeah something they miss out. When start handling that time already see this and actually do suggest as rooftop I feel wasted the are. They have area for it. So kind of wasted

As an agent, do many of the owners that you represent, get a good rent? i am doubtful, but your expert opinion is much better than mine. i helped a caucasian getting an apartment (2-bedbed) maybe 3 years ago and it was not too cheap and he got a got view of the KLCC. he now moved to sarawak.

Frankly it really depends whose agent promise. From my side we never promise high PROJECTED rental. We only vs on current rental.
Its the expectation. But no right or wrong from your persective. Just what the agent promise and how high your expectation

many factor need to consider as well, density and unit in surrounding and others factors such as TOD etc
