Tenant pay tnb. Water bill. If indah water also tenant need to pay, how about assessment fee? |

All these fixed fees shall be pay by owner.
Reason is to make sure all these are paid off. To recover this costs, the owner shall adjust the rental fee accordingly. |

Tenant: Water, electricity
Pros: 1. Water_electricity bill may be late, etc., so difficult to collect when tenant already left. 2. Tenant may also worry about if he/she end up paying for arrears of water/electricity bill of previous tenant Cons: 1. Inconvenient for tenant to call and arrange for water_electricity bill to be turned on/off when moving in/out 2. Water/electricity may take some time to activate(?) so tenant need to do in advance? Overall I think the Pros outweigh the Cons, let water/electricity company chase for debts instead of you/agent having to do this painful task. |

I believe that the tenant should pay for his/her usage. However it depends on your written agreement/contract. That is why it's always important to discuss this matter before committing to any leasing. Water/Electricity is mostly consumtion by tenant and you never know that some tenants might abuse this if it is bourne by owners.
Exisiting fixture/furniture/equipments(doors, washing machine/fridge) however should be handled by owner as this should be under maintenance fee. But smaller items like light bulbs, bedding etc should be bourne by tenants. Best to clarify with owner before signing the contract to know what you are getting. And make sure to get everything LISTED on contract to avoid the "he said / she said" situation. |

As a landlord, I would pay Indah Water bills, but the rental will raise it for another rm50.
