Although there is no fixed rules on it, generally it is owner should be the one pay the fire insurance and maintenance fee, as those fee are for upkeep of the property.
While utilities bill consumed by tenants paid by tenant.
i concur and agree. While utilities bill consumed by tenants paid by tenant.
anything with regards to the property is bourne by the owner while tenant is responsible for perishables and consumables.
eg. maintenance fees, sinking fees, insurance, assessment, quit rent - owner
the grey area for me is damages and repairs to the unit.
eg. faulty pipes, taps, lighting points, lights, etc.
for iwk, i automatically increased rm8 per month in their rental as iwk payment.
and i tell them i will collect and pay on behalf.
