Really bored of this race religion talk. All these only surface where there is no common enemy for Malaysians. Only then we will wake up to unite as one. We are but a very small nation with submarines that cannot be used and fighter jets that plunge from time to time.

Anyway back to Gardens Park. No one interested? They revised downwards the nett price of intermediate to be about 700k (stamp duty and legal fee is absorbed by developer). So nett nett is really about 670k. Not bad for a 20 x 60 FH. The initial launch price was 730k (stamp duty not absorbed).

On a different note, Gamuda is really landscaping the road from Gardens Park to D Laman and to GG. The divider width itself is planted with 4 to 4 trees. So few hundred trees will be planted here.I should have taken pics. They really want to give you a wow forest effect when you exit GG and all the way to Gardens Park. THUMBS UP to Gamuda fir takin the effort to plant forest like trees and experimenting on the species which will be very visible soon.

Promise to take pics soon.

Godforsaken place? Its near a beautiful park and thr Luge and with the new road completed its just 5 to 10 minutes to aeon rawang.
And reno aint cheap these days wjoch explain why some ppl go for new houses

For developers, they wouldnt care less what racd buys their houses. As long as 100% sales.

Anyway dont see any special effort by them in their launchea to target specified segment. Mind elaborating on the rationale if you know? Rather than urging everyone to sell their GG houses?

Should elmina buyers sell theirs too?

Gardens Park is not high end. GAMUDA Aalrdy clarified that Gardens Park is bread and butter ddvelopement where GG is the high end products consisting of bungalows and semidees.

Hakmilik kekal is well loved by Malagsians!

Good to hear from you again. DLK cant compare to GG. But for its price, its a good build and on high ground overlooking the beautiful GG.

Now waiting for approval from local council for guardhouse and fencing. Plenty of things to do!

But really happy that the connecting pathway from Gardens Park to Gamuda Gardens goes through the front of DLK. So really great landscape and DLK residents can also use the bicycle/jogging path to both Gardens Park and Gamuda Gardens.

Hope you are having a good time in Illaria. Illaria sits on very high ground and noticed that the front facade is also stunning! Well bought!

Gamuda has to get one good international school in. That is done by the other developers too. Their current one in Gamuda Gardens is doing rather poorly.

So not really a great caralyst. Petron, fhe first petrol station is being constructed only now... yea its slow but finally.

The uge doesnt improve peoples lives here muchnor the tenancy rates.

Shopping mall or medical centre does. )

Nothing much. Just stargrocer and zus and a couple of other lesser known names. Havent heard whether its mcd or kfc/other which is going to occupy the drive in. Hope there are more big brands comin. I think it will be challenging in the first few years given the occupancy rate in GG and the no of households. The people who will be thronging the square will be the neighbours who have lesser spending power.

The other at danau area will be slightly better as they are your speed 99, mamaks, clinics and what not. Still early years will be tough.

Im just making a comparison between this and eco majestic. That is close to maturing. 10 years now. 3 or 4 phases of shoplots already launched and built. They are now building eco majestic city lakeside plaza. Theres jaya grocer starbucks reserve, etc. Very fast building by the developer. A scour at the shoplots and ecohill mall does not show the affluent but rather the opposite. Again it shows you occupancy for the expensive units is low. Hence the crowd type. Townships situated far away and neighbouring existing low spending demographics have challenges breaking out.
