guardhouse depends if form of jmb is succesful in ur area. was told that SD will build the guardhouse after completed but im not very sure on this.

surely kyra 1 & 2 is within same guardhouse based on the masterplan. meaning to say basically u are in same taman.

compared to ayra or athira where (i believe) only got 1 phase hence smaller number of houses in 1 area.

how huge is huge the gap?

Iirc kyra no playground from the brochure. Park wasnt that close tbh surely needs bicycle atleast lol

Location wise maybe still some argument for now.
Dunno if SD will really build a flyover besides ayra overpass the wce hway to connect to industrial and commercial area as per plan. Also connecting road just before the entrance of bbr2 will be a huge advantage instead of just one main road near the columbia.

If these 2 access roads open up, traffic to Setia Alam will split up greatly.

Registered my interest for lyra instead.

Phase 1 and 2 of lyra sold out.

Price starts from 727k++

Id say an increase almost 20k probably from phase 1 (noticed some bilboard at my place ..initial price 70x k ++)

Did a quick check in twitter...at the very least it seems BBR2 is not affected? Some comment mentioning aman perdana - bbr main road is affected tho

Just got to know the flyover near columbia is scheduled to be completed mid next year. Not sure can achieve or not but my last visit recently was on sunday and worker seems very busy to continue the progress.

This will improve connectivity to Setia Alam and heck..Shah Alam (if u know the route)

Kyra almost 85% i think and lumira (i think so..besides Kyra project) starting to pickup some pace.
Both still blocked by barricade but can see the progress from outside kyra.

Do u have details of the flyover?

I thought the flyover is to connect BBR (taipan..tasik) side and the other side of BBR (Columbia / kfc retro / serunai apartment ) side

Im not kyra owner but my guese is kyra bit unique as they have diff phase with diff layout and size..smallest (i guess) is 200sqft smaller then the average of 17xx sqft in most of the bbr2 houses.

I could be wrong tho

U can check this in i property where some have 15xx sqft layout while some got 17xx sqft layout

Alura ready to be launch around 13th nov i guess based on SD Spotlight

Website already up.
Location shud be near the highway..besides lumira

With the layout seems bit smaller..probably part of the affordable collection

Went to the bbr sales gallery and seems ayra security booth also being built.

Go check SD website for Alura.

I m guessing the entry point might be cheaper for this project + u got defects warranty and minimum fees if u dont have concerns on locations.

My guess is this

Jalan Sungai Puloh (1st main road bbr2) to setia alaman (1 way) but i think they just planted the foundation for future growth..maybe will take years to open

From the distance near the bbr2 ayra..the flyover steepness looks .....weird tho?
Maybe illusion play only..

State govt approves urgent 10mils fund to build flood retention pond near mutiara bukit raja / shapadu highway to be build immediately.
No idea its exact location

Im not sure how bad the situation outside BBR SD tho.

But as many development arise, surely it needs to be done now before berjangkit lagi teruk

Went to the gallery last week to complete the documentation

Kyra 80% completed..road inside the taman and entrance not ready, and touch up on exteriors then shud be ready

Managed to drive through up until the end of bbr 2 as the road is partially opened during my visit.

The area hujan lebat bit maybe 10mins and the area outside bbr 2 very quickly naik air alrd maybe ankle area on some roads lolz

Gallery traffic light..you know spot of water that u reli need to slow down kind of air naik

Bbr 2 is fine.
To be honest im not really concern on this. Unless peak hour.
Quickest "option" is SD to start working on jalan sungai puloh roads which i believe is connected with flyover to setia alam(based on g maps) ..but i dont think SD is going to work on this part atleast another few years.

Fly over near columbia is moving fast. Atleast 40% progress.

Just few months ago when i do site visit for this area, only junction being closed and no steels being erected

Bbr2 flooding not until house. Water did raised up to the road infront of house tho.
