anyone from kyra 1? i got subsale unit from kyra 1.
i notice the price gap is huge compare kyra2. is there any reason the huge gap other than kyra 1 is slightly smaller built up. is it separated guardhouse for kyra 1 n 2?

Yes.. almost complete finish. I even notice kyra 2 will finish soon. It maybe good if sharing guard house, possible reduce guard fee. Isn't guard house will build by SD. I see all the other taman comes with guard house. 1st 2 years managed by SD and polis bantuan.

I do find no playground inside taman. But, not important for me as you have park outside.

For non-bumi and those without HOC units Ayra launching price is around 690k after discount so after deduct the progressive interest to bank the rest is the profit for ex-owner, not sure if legal fees included or not though.

Location wise maybe still some argument for now.
Dunno if SD will really build a flyover besides ayra overpass the wce hway to connect to industrial and commercial area as per plan.  Also connecting road just before the entrance of bbr2 will be a huge advantage instead of just one main road near the columbia.

If these 2 access roads open up, traffic to Setia Alam will split up greatly.

Seems like now flood in Malaysia normal only, even KL will flood when heavy rain, just the flood don't come into house then can ady

i did email to sime darby asking if there's any delay for Lumira, they said should be follow as per schedule.. July or August 2022 maybe? I don't know.. which part of outside bbr naik air? grrrr .. maybe can try ask sime darby what is their solution for the issue.

It is is widely known that Klang-Shah Alam river area is flood prone

For example I&P and Sime Darby take great pain to allocate big culvert and retention ponds or water catchment parks and raised the ground level for Alam Impian and Bukit Jelutong areas as their development is within the flood area

Bukit Jelutong for example raised their land and allocating 30% space for rain water catchment as they are in the vicinity of flood prone Seksyen 13 and TTDI Jaya

This is not cheap mind you but as they are the GLC they had to show example for other example

When Setia Alam conceived, i actually bit surprised that they didnt raise their development or built huge culvert and retention ponds as the nearby Bukit Raja and surrounding have history of floods

But after the flood you can see how housing with good flood planning works while the other development around it badly impacted
