The only way to properly re-seal is to hack away all the tiles and replace the waterproof membrane entirely below the screeding. PU injection is not a proper solution. Mine also has leak nearby concrete beam of main bathroom (<12 hrs) and when tested >24hrs, even the main shower area leaks. Already filed DRF on 31st July. Yet to perform any rectification works. If anything has been done for you guys please share how is it finally rectified

Hi Nelson, mine to PM me Ah Liow's contact? Would like to consult his advice as well. This guy I'm dealing with (from Alunan Asas) kept saying that water pooling test was not suppose to be done on other areas apart from shower zone. rclxub.gif

Still considering. However I think the existing swing gate has no problems going for automation. But it's best to get confirmation from any installer before proceeding. Current gate so kecik, 10' ...

Price includes standard installation. From what he told me pulling concealed armored cable from nearest power socket is RM780 or so. you can deal with him directly @dblcss

I got quoted from 3 Kim RM3077 (powder coated + angle bar frame) for entire house door & windows (including kitchen). If you plan to grill the washing machine area then additional RM1462.5 (powder coated + hot dip galvanize).

Material is outer frame 25 x 50 x 1.2mm RHS with horizontal design 19 x 1 Round tube @ gap 4"

So total pricing is about that ~RM4500.

Your awning covers how many total sqft? 20' x 5'?

For grilling your kitchen door and window after grilling w.machine area is entirely up to you. Of course multi-layer security is better than single layer.

I think it's only 16.5' x 20' rear extension. Anyway, shouldn't cost that much if you're only going for single storey extension at the rear. Can get more quotes from various contractors to compare.

Anyone knows if this earthing test point can be covered up permanently if you're doing back extension? It's located in the backyard, at the partition wall between you and your neighbour. What is the best solution for this?

I got quoted RM3600 for 2-storey rear extension before for permit & plans. But did not proceed with it. For single storey with RC roof, RM700 + standard application fees RM1108

I'd safely say the range for minimum requirements (door,window,backyard) is RM3000 to RM4000. Anything less than that will demand more maintenance over the years, and anything more is simply overkill.

Front might be useful if your neighbors are also doing with you. Likewise with the rear, if your washing machine-side neighbor is extending (meaning you have a wall) then only it is effective. If not, IMHO save the money. Observe the porch of those with awning after a downpour, water can still be blown in sideways.

The only area I find some usefulness to reduce possibility of wetting the sliding door is polycarbonate awning for the terrace area.
