However, there is no watermark at the ceiling.

From the damages, I have lodged a report to SD earlier on Sunday. They supposed to come for a visit this afternoon. My concern is what is the cause of the problem? Is it the wiring? Roof leakage? Lightning arrestor failure? Grounding failure? Who should borne the damages?

Appreciate your opinion in this.

Quite similar thing happened to me. My staircase lights burnt and upon inspection the particular MCB had tripped. 2 other downlights, one in master bedroom toilet and another in bedroom 3 also damaged. Were you watching Astro when the rain happened? My TV wasn't turned on during the rain.

If you can prove to them that water leakage via the roof has inadvertently caused the damage, I suppose you can ask them to pay for the damages.

Something sure is fishy with the wiring in Saron.. or the tiling job for the roof. My neighbor informed that his Astro installer told him that the roof tiles were all not properly sealed.

Unfortunately I'm working today but please let us know the updates. What time are you meeting them? I think I'm your neighbor just few houses away, can't be sure. I'll probably climb up the manhole later to inspect for any signs of water damage.

Yeah. Anyway I heard a very loud lightning strike during the rain while I was at home that day. Judging by the time gap between lightning and thunder, it seems really really nearby. Maybe it was a lightning strike straight to the surge arrestor? Perhaps you can ask them to check your surge arrestor as well.

The surge arrestor has to be checked for proper grounding. It functions to divert the strike to earth, if not properly grounded it is basically useless.

How did you noticed the leak? Obvious stain on the plaster ceiling or you climbed into the attic?

Please share the SPD that you're planning to install. My electrical guy suggested BY1 Voltage Surge Suppressors by EPS. Don't know how good it is and never heard of the brand before.

Not sure bout this. Will check after a heavy rain. Problem is my staircase light was also affected, which I found strange. I've also not installed Astro yet.

Just checked the DB. Our units already came standard with ABB OVR T2 40-275 C and OVR T2 70 N C. What else could we add on to this config? A Type 1 protection?

Yes however upon some research, the Type 2 SPD is not sufficient. Since our house comes with a lightning rod, the mandatory requirement is a Type 1 SPD.

By right the SPD Type 1 should've been installed by SD themselves. This has been overlooked by their M&E consultants and it is not right that we have to install this ourselves. Anybody interested in the subject can refer to the attachment by Schneider Pg14.

Any Nobat residents would be kind enough to share a picture of their Distribution board (DB)? I'd be interested to know if this was installed for their unit or it's "conveniently" left out as well. Nobat seem to have lightning rods as well.

Anyway, I've just sent an email to Sime Darby few days ago to complain the lack of proper lightning protection and haven't got any reply till date. I hope more residents are aware of this problem and together we can get it solved:

The last I've checked with DEHN Type 1+2 is RM1200 including installation supervision from the seller. You'd have to engage with your own electrician to perform the actual installation. I've yet to get a quote from ABB. If you're also scouting around and have a better price please share.

Effort wise, I'd say not much. It will be just like installing a MCB I suppose, not sure how much re-wiring work would be involved. Good point, I'll ask and get back to you.

Also house could've been bought by his lower-income partner (not wife/husband) and as such wouldn't be subjected to the income cap. If you see massive reno (i.e. there's one I spotted in Saron 2, which include master bedroom extension & double storey rear extension), it could be that they got support from parents, lottery, black business etc. Who knows? wink.gif

Many loopholes.

You may contact mr. Gan @ 0123180291. I just did flat plaster ceiling, so cant comment on cornice or other styles. Overall workmanship is alright
