Sorry side track a while, alttitude 236 apparently 90% sold off, and left a few unit from 800k to 770k currently.
I been asking the ijm sa, n pay a visit to their remaining unit lately . Mountain view all occupy n sold off, left 1800 sqft

And this glucoland murfee sa,should be doing too well come here n no 1 around

looking at the exact location, frankly speaking you all have to go have a look at the surrounding 1st, the 2 row of abandon un maintain shop lot with a few spoil public bus, and is near to the flat too.

Unless with this new housing "MurFee", the shop lot can be revive. Lot's of thing n opportunity can be improve if is well plan n organise

I finally managed to drop by their showroom office today. These are the details given to me about MURFREE:

(1) A FREEHOLD land and will bear KUALA LUMPUR address.

(2) Gated and guarded concept but with individual title.

(3) Consists of 2 1/2 sty (4000sf BU) and 3 sty semi Ds (3800sf BU), and 2 or 2 1/2 sty bungalows (BU not finalised). Bungalows will be on the highest point. 4 + 1 rooms for semi Ds, no of rooms for bungalows not finalised yet.

(4) Total unit less than 150 units.

(5) Semi D models and whole layout models are available in the showroom.

(6) Indicative price: starting at RM2.3MIL-RM2.4MIL.

(7) Full specs will be available in 2-3 weeks' time.

(8) First phase will be launched in Aug-Sept 2015.

(9) Completion date for whole development 3 years from first launch.

(10) Open for registration. Show room opens daily until 6PM, except on public holidays.

these days individual titled property can get 3 years completion time frame lioa....

i think you have misunderstood my posting.

3 years completion is for the whole development which consist of a few phases (maybe 2 or 3 phases).

phase 1 will complete in 2 years time. from phase 1 till the last phase, total completion is 3 years.

don't jump to the conclusion until you get the official version from the developer.

okok....I have misunderstood your posting here...

but its not unusual for construction period to stretch to 3 years...judging from another development....sorry cant recall which project lioa.

The surrounding is a big turn off for me especially at this price, but then again, not sure if this is net of before discount.

this place will use the same exit at Balai Polis which neighouring 2000 unit prima house...
i understand this from the showroom sales...really a big negative on this...with such high end price n develoopment, share the same road with PRIMA...

Also, any exclusive clubhouse facility for the resident ?

was indeed interested when i heard the location of alam damai and freehold. but the location...mmmm...think i'll give it a pass. surrounding is too run down, which might pose a security issue as well with a handful of high end homes there

This one, ie sharing the same eroad with PRIMA, is my main concern regarding MURFREE. The bottleneck at the road junction near the police station is a potential future traffic nightmare. But again, where in KL isnt any traffic jam issues, ya? hmm.gif

I am not concerned with the current run-down looking surrounding area since those old abandoned shops could easily be turned to new ones and the areas could be beautified easily.

We'll see what Guocoland has to offer when they launch MURFREE in the coming months. They are collecting feedbacks from visitors to their showrooms.

location is at the JB-Spore checkpoint equivalent... haha
...and traffic at this junction is already horrible. with PRIMA joining the fun in the future - can't imagine...

guocoland is good, but the loc is tricky. with PRIMA, can faint!

still proper alam damai is better choice la.

can name any completed projects by Guocoland in your books deemed good?

I struggle to find any.

Ok...maybe Cirrus.....but the end products don't matched with initial artists impression.

The residents at Desa Cheras and future Murfee don't have to passby police station to get to KL. Their main road, Jalan 6/154D is connected to Persiaran Alam Damai. At the junction of Persiaran Alam Damai, they can choose to turn left to exit via MRR2/Taman Connought or turn right to exit via Taman Len Seng/Taman Connought.

Currently traffic volume is very low and it may increase few folds after Pr1ma residences shifting in.
