Protests usually would not stop DBKL from approving the project. I only know that public protests have no effect when I try to protest development of Pr1ma Alam Damai. Only protests from adjacent land owners of the specific development will be taken into consideration.

As buyer of course want low density but if stick to 60/acre how can the developer make money considering land is so expensive.

It depends on how developer package their products. The density of Emerald Hills is only 33 units/acre and yet Guocoland is able to make it.

The benchmark varies based on the locations of developments, and under which local authority. For suburban KL and MBPJ, the benchmark of 60 units/acre has been used for a long period of time.

The market price at surrounding area is about 600 psf, why must Emerald selling at 400psf?

Emerald Hill is a mid high end product therefore can build on low density and there is also landed development in the master plan. The other project is high density becoz is mainly affordable home which mostly sell at 400psf. If they build affordable home at low density , the developer ROI I very low.
That's why I ask you to compare same product (apple to apple).

Hmm.. kinda BS unless there is factual data for 60 units/acre..

If according to your saying.. 3 acres can only build circa 180 units..

Also, Cheras just like Kepong.. is not really suburban. Why there is no compliance towards the 60 units/acre for the condos if it has veen used for a long period of time??..

the land cost when u wanna acquire for affordable home also will be way different already... gov will subsidize the land price for you if u wanna build affordable home... if no subsidy.... no one will sell at rm400 psf already... higher density means more volume game for the affordable house developer to play only... sometimes might make more money haha
