MCT trying their luck again with MCT mall below reo.. manager will be the guy who revamped Avenue K. im still sure that the mall will fail due to oversupply in the area..this 1 city mall is a strata mall which usually fail la..

On the 10th floor, ppl can walk on the thick glass to see the mall's interior below- this is the outstanding part of the mall, other than that nothing special.

Ppl usually go there for F&B, movies & gym, other than that nothing much to do. I think they should bring in a hypermarket so that ppl can shop for groceries. Not sure whether this D'Grocer opened or not?

Parking still cheap la, 1st 3 hours RM1! icon_rolleyes.gif cheaper than Main Place.

Even the staff admit that they go to PH for chap fan as the food there is expensive! biggrin.gif

its only the roof that is "slightly more happening", the rest is dead in one city mall..

Main place wont die in the near future bcos:
1) it is located nearer to residential area, surrounded by existing population
2) few access road in and out
3) above all, ANCHOR TENANT that one city doesnt have.

well, you can see most mall with anchor tenant (with supermarket, or cinema) wont die tat fast. those without anchor tenant die faster.

anyway, the design concept of one citymall really not appealing and dark, dont really feel like walking around the mall.

Cos they must be able to show good rental yield to determine d cap rate..2 4-5 star hotels thr also sounds like a killer to me.. If occupancy is low, yet again sc will not allow high valuation for the reit... Even sacz mall in Shah alam trying for a reit n i think it wont be approved.. drool.gif drool.gif

In my memory, MCT has not done anything which I think is iconic enough that blows ppl's mind
Their USJ One Avenue did not stand out, no one talks about it. The Once City just meh...

Not sure how their cyber project gonna turn out.

Food here is pricey. Only good thing is cheap parking.

The cheapest food here is probably subway sandwich promo.

The rest is expensive and taste is so-so.

The upper floor food stalls is dead. You see also you dare not go in. Like ghost town. The rooftop restaurant is nothing to shout.

Folks with high heel shoes should be careful walking on those plastic wood planks. It is an ankle breaker. It is definitely not a Grade A office environment.

have to change leasing management , the properties crowd will come back... i been there in early time, still got many shop open... last month go, almost like dead town on top few floor... leasing is important for the mall...

Went there last week, just to see, because it was raining outside and didnt want to drive much in the rain.

My goodness, was that all? Lower ground all f&b, then upper floor mostly empty? Just one strip of 'electronics, hardware, etc'.. really empty.

The bridge: one comment. Who designed it? Got one stupid scupper drain exactly at the front sliding door, too deep, it stopped my child's stroller. Had to carry it just to cross that stupid small drain. doh.gif

hmm dont think that is the main reason, many places also cater non halal f&B majority but still doing great. JayaOne is one good example. I think is the management that is the problem..

Well, I still see many muslim folks patronise TGIF and American chillis. No halal sticker also (No pork but they serve liquor and thus, no way a halal cert can issue for restaurant that serve alcohol).

Are they less muslim for patronising such restaurant ? I rather leave it to individual and their belief. To me, at the end of the day, it's between you and god. Don't blame the food.

the management body is the one that secure tenants, if there is a lack of universal tenants then it means the management is not fit enough to run and maintain a resourceful of tenants in their mist especially anchor tenants.

I would like to know those shops are sold to individuals or managed by the developer? If sold to individual, please tell me how do these people get chicken rice shop mcd,kfc, to come in. And even if by the developer itself, I am pretty sure they have no way to attract good tenants with their bad attitude...

Last time when I went there to see the rooftop, there is some so called vvip event there at the rooftop, and they stop all the people from going up to the rooftop, and keep chasing us down, so on that day itself means all the restaurant up there cannot do business? I went there couple times in weekday. Found car park almost full. Difficult to get parking. Later discovered they got DHL, Fuji Xerox office shifted into MCT tower. Guess now the traffic in the mall improved a lots.

Starbucks is there as well. Heard MBB coming as well.

I spoke to their SA once & he said his Co. acknowledged the mistake made, therefore their strategy for their future mall will be different. In fact, he said they didnt do much reno to their current office as they are expected to move their new office after 5 years.

a few logistic company located thr.. mall cant jus depend on office n apartment hotel guest as the business needs thousands more daily to sustain.. I still think MC mall will fail given 2 toll plaza nearby hehe...lets wait n see icon_question.gif icon_question.gif icon_question.gif 1 City already fail...

No comments from SA on how they will turn OC around, once it is already structured this way, it would be difficult to turn it around, although not impossible.

Offices there filling up. With banking coming in, the traffic will be improved further. I guess u got to see how things change.

If MCT execute the traffic arrangement and their new mall well. It will be good. Their name on the card.

Honestly, i also feel not many halal foods there (regardless of certified halal with sticker). Some malaysians r ok with halal without sticker. Tgif is one example that will never get halal certificate because serving alcohol in their restaurant.

But honestly also i believe one city mall is failing because lame tenants. Luckily got cinema n gym. If not die faster.

I do know that the office has good tenants BUT u can have a few hotel, apartment n office above n the mall can still underperform as u need crowds from elsewhere..great example is tropicana mall..

Boss,

U travel all the way thr for tht mall ah? the tenants so lame cos its a strata mall.. MP across the road is managed by RN n can see the vast difference.. Comes back to my point, since MP got many good FnB/fashion tenants, i dnt see any tenants moving over to 1 city mall.. too many overlap/malls beside each other..

I believe one of the main reaons is because there is no hypermarket or dept store like Aeon, Parkson, Giant or Tesco. Ppl go there for food or movies or gym then nothing much to do after that. I would rather go to a mall that has a hypermarket/dept store to window shopping then can go for movies/food.

If OC can have this hypermarket/dept store, I believe they will do better. Not sure whether D'Grocer opened or not at The Place?

the place @ one city ~ just beside one city , inside empty just got starbuck open only...
different with cyberjya

Got Guardian and the big shop selling kids apparels la bro, not only Starbuks there! Got some shops opened also other than these 2 biz.

I visited this mall a few times for business reason and happened to see this thread so i just want to share my opinion.

The way i see the strategy of this mall is not going to work well. I believe it's initial plan was to invite lots of established companies to setup their office there and the demand or shoppers will come from the workers. However, there are a few challenges there:
1. Office units are already over supplied
2. This area is not a hot-spot for offices.
3. The rental is expensive
4. What's the incentive for established company to relocate to OC?

I said OC is aiming for established companies coz the rental is expensive hence new companies probably wouldn't be able to afford to have a new office there.

I know MRCA has moved their HQ there, WCT is their member, probably there is a collaboration between them, hoping that MRCA can use its network to influence their members to move their office there.

Without traffic the mall will not be successful. Natural shopper wouldn't go to OC because it is not as comprehensive as Sunway Pyramid, One U or Midvalley.

U may not aware that their offices now fully tenanted and WCT is not related to one city.. Haha

Further more,traffic will be improve once one city mall complete. Currently ingress and egress not problem
