I visited this mall a few times for business reason and happened to see this thread so i just want to share my opinion.
The way i see the strategy of this mall is not going to work well. I believe it's initial plan was to invite lots of established companies to setup their office there and the demand or shoppers will come from the workers. However, there are a few challenges there:
1. Office units are already over supplied
2. This area is not a hot-spot for offices.
3. The rental is expensive
4. What's the incentive for established company to relocate to OC?
I said OC is aiming for established companies coz the rental is expensive hence new companies probably wouldn't be able to afford to have a new office there.
I know MRCA has moved their HQ there, WCT is their member, probably there is a collaboration between them, hoping that MRCA can use its network to influence their members to move their office there.
Without traffic the mall will not be successful. Natural shopper wouldn't go to OC because it is not as comprehensive as Sunway Pyramid, One U or Midvalley.
