MCT trying their luck again with MCT mall below reo.. manager will be the guy who revamped Avenue K. im still sure that the mall will fail due to oversupply in the area..this 1 city mall is a strata mall which usually fail la..

Cos they must be able to show good rental yield to determine d cap rate..2 4-5 star hotels thr also sounds like a killer to me.. If occupancy is low, yet again sc will not allow high valuation for the reit... Even sacz mall in Shah alam trying for a reit n i think it wont be approved.. drool.gif drool.gif

a few logistic company located thr.. mall cant jus depend on office n apartment hotel guest as the business needs thousands more daily to sustain.. I do know that the office has good tenants BUT u can have a few hotel, apartment n office above n the mall can still underperform as u need crowds from elsewhere..great example is tropicana mall..

U travel all the way thr for tht mall ah? the tenants so lame cos its a strata mall.. MP across the road is managed by RN n can see the vast difference.. Comes back to my point, since MP got many good FnB/fashion tenants, i dnt see any tenants moving over to 1 city mall.. too many overlap/malls beside each other..

Cinema can help footfall but if mall is boring, then ppl jus go thr watch movie n go home.. best example is space u8 jelutong n harbour place Klang..

In the usj retail scene, usj 1 area n especially damen is where tenants wana be cos tht area is central to all of usj n subang with lrt n brt nearby hence jam may be less..

I too believe that damen will do well.. digital mall still half dead or died?

can u imagine how that sounds? will be hypermarket,cinema etc in the mall next door competing with their internal brand in 1 city.. this mall needs to bring in the RM8 makan shops now tht it is failing..

Yes, they jus leave one city la since sold everything off..let the new buyers figure it out.. after all, u should be prepared for the big time gains (very rare like berjaya n sg wang), or lose like the rest..
