What is the 1988 item include? 10 light control? 3 aircond in 3 room? 5 fan? 2-3 motion sensor? 5 window sensor/door?

Is there any other brand other than broadlink doing IR remote. I find it really buggy. It doesn't work some of the time.

Is there a guide how you setup yours using transmitter board? I'm not really familiar much with autogate system 

Specifically how do you setup the 330mhz transmitter?
Autogate --> default autogate remote (control autogate) --> 330mhz transmitter (?) --> rm pro (to learn command)

So you just learned the command from existing remote? Not from another 330mhz transmitter remote.

So basically i need to avoid the autogate with receiver that comes with frequency hopping? Just get the ones that's within 330-433 mhz  range supported by rm 3 pro.

For Sonoff,
Installation is easy, just follow the manual.
Setup is also easy though I had a S20 which wouldn't connect but I flashed it with custom firmware anyway.
For Xiaomi, should be the same except there was an issue with the gateway version that was highlighted by a guy here. Check back few pages for it.

If I change my router, do I need to reconfigure everything for my Xiaomi hub, yeelights, switches?

Any brand you think good is fine. The PoE is not something complicated. the LAN cable has 4 pair of wire. 2 pairs are used for data and the other 2 pairs are used to carry power. So, the power injector (or can say power adapter) is somewhere else at power socket.

Some will multiplex the data and power together, thus using only 2 pair of wire to carry both data and power on same wire pairs. I think this is pretty common now since PoE standard has been around for almost 20 years perhaps. You can google. I give example here. You can see also how PoE injector cable looks like and how power and LAN combined.
