Pros - 80acre recreational park just footstep , 300m walking distance to Pavilion Bukit Jalil , Freehold 477 units low density project . Good layout compare to nidoz . Tsu Chi International School nearby . Location is quite good . Facade ID very nice too . Front & Back view could be Golf course or recreational park . Semi Furnished package it's almost similar with Nidoz package .

Cons - Commercial title , pricing around RM800 psf compare to nidoz around RM550 psf , Quite new developer without any finished project , High maintenance fees at RM0.35 psf .
Price almost on par with condo above pavilion 2
Others than pricing , this project offer are quite good

Trinity Aquata vs Nidoz

Pros - A water facilities condo , Low Density 492 units at 3.58 acres land, There's new 4-way road towards desa petaling. 800+sqft is good but sold out already . Price is almost Rm650 psf , Freehold title . Wide Living room space looks real good,1400 sqft come with L shape make-up room with bathtub , which nidoz doesnt come with .

Cons - Price of 1400 sqft almost 80k expensive compare to Nidoz 1400 sqft . Slight higher maintenance fees compare to nidoz which is RM0.31 psf , There's no major development nearby & latest news there will be a Medium-Cost apartment project beside Trinity Aquata . Beside Aquata is malay kampung & Building facade is White color & Blue color , so is abit weird . PLUS highway noise will affect on block A .
Condo top is empty , developer didnt make any facilities on top unlike Nidoz . Facilities part Nidoz still better compare to Aquata. Others than water facilities , Aquata didnt come with others sports facilities eg badminton/basketball .

Pros - 10acres Land with total 800 units condo ! Very low density project . New block (Block C) selling concept Semi-D in the Sky concept . Each floor come with 4 units , all corner lot . Very nice layout too compare to others project . Clubhouse with mini theatre . Price is on par with Nidoz Residence . Product quality not bad (i do visit the real unit) . Owner will collect key this year , nor can save some bank interest . Free 2 years maintenance fees too (current offer)

Cons - Building facade not really nice ,from far it looks like normal apartment , and 10 acres residence sharing only 1 swimming pool on middle of project . This project didnt come with furnishing , it comes with aircond only . Road access not really as great as others project . with such big land it doesnt come with Badminton court , Basketball court or Jogging track . Maintenance fees at RM0.33 psf it's abit high . Lift to your unit is open space corridor , it makes that looks like a School . Surrounding by low cost flats,old shop lots & factories .

Pros - Nice building facade . Another project from Exsim group . After visiting The Leafz , Twin Arkz , The Rainz then you'll know how good are their project quality . You'll be amaze when you enter Twin Arkz Children outdoor playground & indoor playground even it's just very small part of their project , but you can see they do spend their time on every single part.
36 types facilities with urban farm . Easy access road from KL . Walking distance to most of convenient store , and ofcourse MBO & Giant just 200m away .
2 x Skypool on 40th Floor . without any blockage facing Bandar Malaysia & KLCC .
(Block A&B , and C&D sharing diffrent skypool & sky facilities which is quite good for a high density condo)
2nd exit just 50m away to Salak South Primary School (already confirmed with developer there's 2nd exit)
Price per sqft at around RM550. almost 75% furnishing package giving to new buyer . Eventually those fitting & furnishing cost at least RM40k which is around RM30 per sqft . Quality neighborhood for this project . almost 80% is for own stay .

Cons - High density project , 1800+ total unit at 8 acres land . Leasehold . RumahWIP beside (althought is diffrent entrance & diffrent guardhouse. Can see from picture above . Rental value could be affected . Dnuri only provide 1 carpark , afraid there's more car parking at roadside . Layout not really good as others project ( need hack wall to make it better) ceiling height only 10ft .

10pm direction is facing The Leafz
12pm direction is facing Nirvana memorial centre
2pm direction is facing KLCC

it's unblock view , due to there's no highrise building infront nidoz .

for the 3rd one , for me is quite good , access to midvalley ,pj , sg besi , KL , tunrazak exchange , klcc , ikea all within 15mins drive . it's just beside Mainroad . im johorian and it's damn easy for me to go down south without hyper jam at city area before entering PLUS highway towards south .
MRT Kuchai lama line is just less than 1km drive arrive . (ajinomoto factory)

furthermore most purchaser are waiting Bandar Malaysia development .
everythings is still Unknown until Bandar Malaysia & High Speed Train done .

at this price psf , hardly get a good location project like this .
bukit jalil good development project mostly hike up to 700 psf above now . (new)

Desa Petaling area value increment is very MUCH depends on how successful is bandar malaysia .

for the current market , i believe after VP price highly will be around RM600 - RM650 psf

MRT station at Kuchai Lama (closest to Nidoz). Good to see that the final plan includes direct access to the MRT station & multi storey car park from KL-Seremban highway (no need to take a big loop from Kuchai Lama entrance which is often jam!)

Effective distance is 1.7km and a 3min drive (without traffic).

It is still not walkable but this direct access makes things better and hope that there will be efficient feeder bus service cool2.gif
