There is an existing road to Amber court.
This project is having extended road from nearby the Amber court....but I had yet tried that road/path though being there last week...So no idea about the condition...Anyone tried it?

sorry bro , i didn't snap any pic on the road.

basically, the current road is just like construction road, many rocks and dust. Nothing special.

Interesting observation is that there's an abandon project (? - can't confirm ?!?) building along the road (after taking left turn before the Petron Station), and the project was without project notice board and no worker and progress, just one crane that seems to be abandon too. Any idea what was that ? It only have basic piling .

yeah .. it's like 4-5 storey high but just pillar and no wall. It's not a pleasant sight ... not sure which project was it ...

Genting has one of the most important incomes, casino....
If gamers are not given free stay, lack of big casino revenue.
Small money don't give out, big money won't come.

Genting has no control over area beyond gohtong Jaya. Genting has their own power and water supply.

More likely these development water supply is waste water overflow from upstream.

The power plant and reservoir were maintained by Genting for pass 15 years.
Genting is entitle for part of SKP for new development under separated agreement with Pahang state government.
In overall, if u wish to develop either within gotong area or hilltop,
U need to get a concern...

Those pocket land developers will not have capacity or capability to lay their own supply to their respective development unless u brought the land all the way from down hill to your development which is highly unlikely.

Since road was also maintained by them and do u think can lay the pipe and cable without their writing concern even at your own cost...

There seems to be adding 2 more 50 storey blocks in front. Been told Block 4 is the last block and now they add 2 high rise blocks in front.

Plus the terminate of BWP, feel like NCT having some honesty issue in running their business.

Peak season normally won't give free room.
Need to wait for low season eg mid Jan before CNY, Lunar calendar the seventh month, fasting month etc

Alternatively use the collected point to redeem room stay...

From what I've heard, NCT wanted to run themselves so they parted ways with BWP.

I suspect they bought them out of the deal.

All the staff previously working at BWP are still working under the new management.

Of course. Instalment start as follow the progression phase. Until VP, developer will need your bank to pay full 95% money. The renovation will start after VP. It last for 6 months.
So, Ion majestry, to be frankly speaking, (If you loan 80%, Use 1 year 7%GRR). You only receive your second time GRR on:
If:
Building period: 2009 Jan- 2022 Jan. (contract 3 years after you sign S&P)
VP - 2022 Jan
Tenancy start: 2022 Jun
2nd GRR will be pay out in quarterly basic: 2023 Sept.

It is too far away in future to say whether you still able to receive GRR or not. Why not you just buy the existing Ion Delemen unit?
It is more faster. You know, investment has to be faster. When people lost first interesting point on this project, you will lost earning money chances.

You may google the distance from 1st world hotel lobby to ion delemen, it is about 4 km away.
Proper road but narrow and winding at the edge, sometimes foggy, windy. I interpret it possibly risky.
So far, every time l observed during day time, no one was walking. Perhaps one may try walking and verify/defy my statement.

Somebuyer didn't opt for GRR but instead get higher initial rebate to offset purchase price. So later no money to pay instalment ended in lelong.

As with all other auction units especially for high rise, 2 big costing will come from:
1. The outstanding owes to the management office. I'm sure got MC/JMB, can get statement there. Maintenance fees, sinking fund, quit rent and fire insurance plus late payment interest (if any) will be shown in the statement. Water billing too for property with commercial title.
2. Cukai taksiran owes to the local council. Majlis Bandaraya XXX or Majlis Perbandaran XXX.

It's not walking distance to Genting Highland, you need take shuttle bus or can, the building carpark looks badly maintained je, parking space slightly smaller than standard (most probably due to save cost) building design sweat.gif not sure how it passed CF, the gym floor there you can touch the ceiling without jumping, just slightly tilt your toe laugh.gif

Continue from my earlier focus, the supply of units here at the hill top is huge. Demand of mid to long term rental here(hill top) is doubtful.
Not so ideal for rental play.
Own stay or weekend home is possible.

From observation there are still short term rental room at Ria (quite a numbers especially families but not friendly walking to Genting Highland complex) and Kayangan (not many since a lot occupied by Genting staffs and 3rd parties)
If you stay Ria, you need walk up steep hill kinda lazy, half hill ok la you see still got quite a crowd especially on weekends, now the new norm good luck if you are doing airbnb

NCT developer is worst developer I ever seem before. GRnR 7% which written in the S&P also can not paid. Use court action to prolong and prolong again for the payment. And Waived 10.5 months of rental payment. Mean Owner get 0% during that period. Dont trust this developer in the Ion Majestic promotion. It is rubbish NCT developer.

Amenities are less compared to GotongJaya.
Food is much expensive.
Buying grocery is a bit far, yet using the winding road to Resort world.
But l interpretat that should not be a problem to you.

Why not Antara Genting than Delemen in term of connectivity to the main resort?

As one aged (me only), i will go for gohtong jaya alt instead

The project itself just look normal, maybe not even as good klang Valley. But the price so high and expansive is due to the building cost at such mountain area. For investment Airbnb, genting have a lot of hotel, for ownstay, lack of public amenities like hospital & school, for retirement staying 365 at genting the living cost is very expansive (except for those have passive income after retire). So tough this project.

I doubt if the weather/temperature at the peak is suitable for retirees to stay long... Just my opinion..

Well to do or rich retirees will have other properties in lowland to alternate.

Similar, people who has overseas properties will also have local properties. They alternate between summer and winter to suit their living preference.

Only with money, one can live anywhere. Weather is nothing, so is hospital and food.

One can live near to SJMC but have to travel to GH for treatment.

If one has omly ONE property, then is difficult decision.

Yes, looking at Cameron. Viewed few condos oredi but only managed to shortlist one but having found a preferable facing unit.

Good luck for the investment. GRR delay 21 days until now not release. PSS less than 15% of your instalment. Unethical developer, when owner want to audit, keep delay the documents.

Even without pandemic, none of those guaranteed rental scheme ever fulfilled their promise. After a few years, they will stop paying.

hi ion delemen GENTING owner,

how is their GRR scheme, they got payout as promised. currently i want to invest property in genting as below. Ion Majestic is one of my considering. I know the pandemic is one of the cause that developer hard to pay as promised. but now the pandemic over and the tourism getting better., they should resume the GRR as promised. I have tried to stay there for a short trip. overall the hotel manage is good for me.

Genting project under development: -
1. Grand ION majestic
2. Antara Genting
3. Red Earch - genting xin tian di

Regardless Covid or not, GRR has always been a scam. You buy at inflated price and they stop paying after 2-5 years. None of the GRR project have fulfilled their promise

Purely tourism area so sure the risk will be higher. There are not any investment in this world without risk, but due diligent matter.

Never been there, maybe in feature will go there to see is it real as bad like people say haha.
