This is SHL tradition only launch when the project is about 80% completed, as such VP by early 2016 is achievable

u're correct ... they actually can't rent out to others in next 10 yrs.
But ... for sure a few owner will try to do that after 3-4 yrs.
its already happened b4.
Unless our govt enforcement team really monitor them.

yesterday i also recieve sms on 30th May 2015 from 10 am to 5 pm go to Pejabat Jualan Alam Budiman to choose the unit and RM2K for deposit.

Hope can choose a good unit....

Cannot use credit card. They issued invitation by batch (maybe weekly). Make sure you guys be there by 8am. If possible earlier to q or get number. Units will be based 1st come 1st serve basis.

Yang datang dalam 100 org. Maybe lebih. Datang je awal. Lepas amek no. boleh breakfast or tgk show unit.

Lepas pilih unit bayar deposit & sign letter of acceptance. Klu dah dapat surat dari LPHS, minta sign & cop dari developer nanti boleh terus pos bagi LPHS.

Loan kena apply dalam masa 14 hari. Klu lambat or tak lulus unit yg kita booked akan open balik kat org lain. Deposit dapat balik.

Sales gallery kat belah kiri lepas main entrance. In between shoplots & surau.

Rumah bawah memang boleh pilih, tapi sape cepat dia dapat. Aritu pun dah banyak yg taken.

Approval will be based on ur debt servicing ratio. I suppose every bank got their own max allowable DSR threshold.

For this project, got a list of panel banks which I believe will expedite the process.

I asked the SHL for non bumi unit still got but mostly floor 3,4 & 5.
I think for bumi also left mostly floor 4 & 5.

On last saturday almost 100 people go to choose the unit.

Any question better call SHL 03-7845 5551

I'm so luckily able to pick the ground floor but block 4. Dont like number 4....

alhamdulillah. loan untuk alam budiman dah approve, s&p signed, 10% dah bayar pakai duit sndiri dulu. berpeluh juga menunggu approval bank yang lambat...akhirnya maybank juga yang offer rate okay.

Loan i pun dah approve.. S& P dah sign pun..

Tapi hari tu apply kat MBB cheras selatan, ada staff maybank bukak booth kat sales off..

Tapi my form pass kat MBB kepong.. fast approval 4-5 days..

Branch Manager, Mr Chuk.. mmg baik good & fast service.. dtg jumpa i & my hubby sendiri utk sign LO

30/4/15 - Terima SMS dari developer
2/5/15 - Pergi pilih unit (Blok11) + bayar deposit, sampai pukul7pg dapat no.2 brows.gif , bayar rm2k.
5/5/15 - Start apply loan kat Maybank, Hong Leong, Public Bank & RHB
11/5/15 - Maybank reply, loan sdg process
12/5/15 - Terima surat LPHS
14/5/15 - Loan Maybank approved, BLR 4.65%
16/5/15 - Sign S&P document, lawyer Sheng Lee Law Firm (Cik Rafidah) & bayar balance 10% downpayment. Developer cop surat LPHS.
18/5/15 - Sign Loan Offer Letter
19/5/15 - Hantar keratan surat LPHS ke ofis LPHS
30/5/15 - Sign Loan agreement, bayar legal fee & stamping untuk S&P & loan agreement
17/6/15 - Terima progress billing dari developer untuk jelaskan 10% downpayment. dah call developer, suruh abaikan sbb dah bayar.
19/6/15 - Terima original S&P with stamping date 25/5/2015, tapi letterhead surat tarikh 4/6/2015. Kena chase baru nak hantar balik.
1/7/15 - Terima surat dari lawyer, LA dah stamping dan dah forward ke Maybank.
9/7/15 - Terima surat dari developer, progress payment tuk 65% completion.

Btw, lawyer kena chase hari2 baru cpat buat keje.

aku sampai dlam pukul 7.30am camtu so dpt la no.3, pastu time aku nak pilih tu ade 4 ground floor die bukak. block 4 ade due unit tpi non bumi. block 6 and block 7. aku amik GF block 7 rclxm9.gif

In Selangor, not sure. I heard Selangor MB not agree with PR1MA and say PR1MA is not affordable house bcos the ceiling price is RM400k.

Just found out about this property the other day. I'm just wondering about connectivity within the area...heard that it's super jam in the morning getting out to Guthrie. Is this true? :/

Also, is the proposed DASH highway nearby? Or should we stop hoping for DASH anytime soon haha.

Dont hope for DASH, now KIDEX also have problem to get approval by state gov.

We need to worry. If anything happen to the land / developer without the MoT, we might lose the land title. Thus, we cannot transfer or refinance our property and maybe no right to stay in that land. Just my findings through internet, dont know its right or wrong.

I heard that new KPKT rules that developer must change the strata title before/during the handover of VP.

Already check with developer, they say they will inform me when the documents ready but no confirmed date yet.

So, already ask lawyer to push developer to prepare the document immediately for few times, still no new update from the lawyer. Since our lawyers are developer panel, maybe that is why they are not helping much. sad.gif

Lepas sign letter of offer..approach lawyer utk prepare S & P..but S & P pakai duit pocket kita dulu, then lepas sign
S &P dan dpt kan copy yg stamping utk epf withdrawal..meantime dpt duit epf , lawyer akan prepare loan docs..
I bayar duit loan document after dpt epf abt RM3200..EPF process cepat je..3-4 working days.
My total lawyer fees abt 4800++ ..Anyway u blok mana? I Blok 7

Lepas terima surat progressive billing, hari ahad lpas pergi tengok work progress rumah.

sangat hampa bila tengok rumah x sama macam yang progress billing. Tingkap dan pintu masih xpasang. Switch lampu pun xpasang lagi. bole refer gambar. sad.gif

tadi inform lawyer tuk minta nasihat, tapi lawyer kata dia hanya buat agreement document dan suruh refer dengan developer. doh.gif

trus call developer HQ, cakap dengan Ms. Lilian. Dia kata biasanya developer hanya kan billing yang dh siap berdasarkan sijil arkitek. tapi masalahnya sijil arkitek x sama dengan actual progress. then, dia suruh refer sales office lak. mad.gif

call la sales office, cakap dengan Ms. Lim. Dia kata pula biasa developer akan billing tuk on-going stage. Contoh: kalau 1 tingkat tu 1 unit dah siap, so dia akan billing tuk semua unit pada tingkat tu. Bila bagitau kat tingkat tu semua xsiap, dia kata mungkin sebab ada unit dah siap kat blok tu. x adil la sebab kita kena bayar kerja yang xsiap, dia kata nanti susah dia nk billing sikit2 tuk setiap stage / unit / blok. vmad.gif

bila cakap nk call arkitek lak, dia kata nanti dia kena refer HQ balik dan akan call balik. sweat.gif

Sales office dah return call. 1st reason xpasang pintu/tingkap/switch sebab takut rosak sebelum serah kunci. So, dia akan pasang waktu nk serah kunci. Bila tanya kenapa ground floor unit dah pasang, jawapan nya ground floor senang nak bersihkan/repair kalau rosak sebab atas tanah. Bila tanya lagi kenapa blok rumah contoh dah pasang semua sampai unit atas & tanya x takut rosak ke? dia kata untuk blok contoh sahaja & tanya pula yang blok 12 pun dah siap sampai atas. Trus tukar reason. doh.gif

2nd reason katanya progress billing hanya untuk frame pintu & tingkap sahaja, untuk electrical hanya untuk wiring not include electrical switch untuk lampu. So, benda2 tu semua xpasang lagi sebab xde dalam billing stage dan arkitek akan ignore je. Untuk stage completion of internal & external finishing, hanya refer tiling dan wall plastering works sahaja.

Kesimpulannya, unit yang sedia ada adalah unit 65% progress billing dan benda2 yang xbuat/xpasang lagi xada dalam billing dan xakan di bill bila dah siap pasang nanti rclxub.gif

is there anyone who have to pay penalty above RM3K?did u guys sent letter for discount?i haven't take my key house yet..

Not sure about the 3k..but need to prepare bank draft around 1.8k for maintenance and misc fee..I also haven't take yet, planning to take it this week..
