JOHOR Corp’s (JCorp) Islamicbased real estate investment trust (REIT) Al-Salam could see its strong growth potential materialise given the potential upside to the rental rates of its Komtar JBCC Mall.

Local brokerage Inter-Pacific Research Sdn Bhd stated the current rental rate of the property is at an average of RM5.63 per sq ft (psf), noting that in C H Williams Talhar & Wong’s property market report, prime rental rates in Johor Baru average RM27 psf.

It added the shariah-compliant REIT’s sponsor, JCorp, has an asset reservoir that affords further acquisition opportunities for Al-Salam.

“The potential future assets have a market value of RM800 million and almost one million sq ft in net lettable area,” said Inter-Pacific.

The research firm noted Al-Salam will be a beneficiary of Malaysia’s strong retail and food and beverage service sector prospects, as local retail sales are forecast to inflate to RM190.5 billion next year from RM168.7 billion in 2013.
“This shows a compounded annual growth rate of 4.1%, while sales for consumer food service is expected to increase to RM38.9 billion in 2016 from RM33.3 billion in 2013,” Inter-Pacific stated.

Al-Salam’s current property portfolio comprise of Komtar JBCC Mall, Menara Komtar, @ Mart Kempas, KFCH College and multiple quick service restaurant properties, bringing its total asset value to RM903.14 million.

Inter-Pacific stated the occupancy rates for the REIT properties have always been stellar; Komtar JBCC’s occupancy rate currently stands at 89% with Al-Salam optimistic that this will climb to at least 91% next year.

The brokerage also noted Al-Salam has a favourable yield in comparison with other shariah-compliant Malaysian REITs.
