Hello all. Sorry for hte delay. Have to be careful how we post this as we are often targeted as "advertising" even though we are actually sharing information.

Ok. First, Duplex units were very limited ( less than 10) and taken up for now.

The majority of units are the larger sized ones with 3 bedrooms and above. It is targeted at families who are residing in the surroundings, familiar with the benefits of the location and looking for an upgrade to secure environment, with facilities, view and newer quality materials.

There are three views you can expect : Pool; Melawati mountain range; KLCC ( Not that close, admittedly, but still distinctive in its looks and desirable! ). Pool view also faces existing Wisma Fiamma BUT parking takes up approximately 7 floors already and facilities floor is on Lvl 8 so only 3-4 floors of units will be affected since Wisma Fiamma is only 11 floors high. Once you clear Wisma Fiamma, the view towards Desa Park City is quite unblocked and attractive. Distance between East Parc and Wisma Fiamma is also sufficient to ensure privacy for residents. Further, the offfice block is designed facing front and not towards East Parc
Melawati view will have some exposure to the DUKE 3 extension but the soothing mountain range view more than makes up for it.
KLCC view is KLCC view. No need further explanation.

The design layouts emphasise common areas ie the Living room, dry and wet kitchen, dining, bathrooms. These are very generously sized, with an intention to foster closer family ties where everyone congregates for activities here whether a game of mahjong, a family meal, X-Box competition or entertaining visiting friends. Balconies are spacious too. Overall layout is efficient with little dead space. Dual Key designs are available too.

Units come with Kitchen Cabinets with appliances in dry kitchen, including Kitchen Island in larger units; Air Cond to Living and all bedrooms; Wardrobe in Master bedroom; Water heater in bathrooms; vanity top to master bathroom and shower screen too.

Flooring is large sized porcelain tiles in common areas and laminated timber in bedrooms. All doors are 8 feet high and ceiling height is 11 feet. Naiss.

Facilities beat all in the vicinity with close to 100,000 sq ft designed. Major features : An Olympic length main pool, a 25m lap pool, tennis cum basketball court ( so rare these days ), jogging path, rooftop putting green, glass walled squash court, Lvl 8 gym and sky gym on Level 24, and many more.

Carpark is 1, 2 and 3, depending on unit size, with minimal units receiving tandem.

One major feature we love about this project is that there are 11-13 units per floor, depending on what floor, but 8 lifts. Yes, that's EIGHT lifts!! Say goodbye to long waiting time. Another unique feature is that there is NO PARTY WALL that adjoins any unit ie all units are standalone bungalow units. Say goodbye to the annoying neighbour who keeps banging on the wall next to you.

Location wise, all the conveniences are walking distance, especially food. What many may not be aware of is the Taman Tasik Menjalara which boasts a beautiful lake, surrounded by a jogging path that goes uphill and downhill and has lots of space for picnics or events, and even a waterfall. A mini version of the Kiara Park park in Taman Tun. Fantastic, with ample parking that is absolutely free. Just a short 5 minute walk away

The neighbourhood is mature and established and easily accessible.

Launch is pending at the moment, with the usual applications for authority approvals still ongoing. Price wise, it is going at an average net price of RM650 psf.

This project is situated right along DUKE 2. If normal highway still ok but this is DUKE 2. Meaning 8 lanes with highspeed from vehicles. Imagine the kind of noise when it travel upwards and trust me it will go upwards.

The wisma fiamma really is an eyesore. According to agent it will still be there when the project complete, blocking view and just making the place look cheap.

Yes the facilities is quite astounding, but these are the only rainbow and sunshine because the overall factors are kinda crappy.

The agent had the audacity to talk about rental like MontKiara.. seriously? What are the pull factors? Where are the evidence? These are pure speculation.

The price is ridiculous in that location. Cmon la, u wanna scream DesaParkcity price but you are not even close to their project quality and location. I checked out the sales gallery and is really mediocre, nothing to shout about. Size is good for own stay ONLY. There are so many better choice than this.

Fiamma building ll remain there. Onli land with the warehouse which is now almost completely demolished ll b used for tis project.

Land is not too big thou.

Starting price at 650psf is not really cheap la by looking at the opposite dua me jacaranda still hav 550psf left over units which r quite huge in BU.

Dpc wise to top up maybe 10% fr 650psf u ll get the latest ws3 high flr unit. Can't really compare Apple to Apple as all 3 projects oso hav their own pros n cons. The onli huge difference is onli dpc giv u a big Park once u step out of condo compound.
