I pass this project quite often. Lights on the signage facing the highway is up & so is the carpark lights. Looks ready to stay already.

Sales stats if anyone wants to know from KPKT. Seems 43% sold. Last checked also this place is covered under HOC campaign.

Not high tension cable la..maybe highway, electrical high tension cable across the road. But, Celcom pemancar is around 500-600 meters from the development.

DUKE2 elevated highway is uncomfortably close and looks from old picture no noise barrier installed yet since the development happened after DUKE 2 completion, but as per LLM regulations, highway concessionaire must build the barriers

The other negative is also if the existing FIAMMA building Infront of EAST PARC on the other direction. High level should have unobstructed view. The empty land fronting the FIAMMA building and beside TESCO (Now rebranded LOTUS) is another high rise development or a future fire station (can't recall, have to do your own site recce)

Personally when there before,
Just personal thought.. 600k plus is ok.

But the master bed room is too small after putting up a TV..

Kpkt data is always lagging indicator by more than 6 months & depending on developer's submission.

Why not just check with sales staffs and you'll find that it's not low take up.

Heard from 1 owner friend staying there, claimed to said developer try to hide and misleading about the parking issue. This project parking is actually share with the developer HQ wisma fiamma staff and also basement is share with public. Is not a problem if you tell the fact upfront/b4 sign SPA. Think twice ya

So far so good since it’s a new condo with low occupation rate.No need to wait for lift and facilities are in good condition.Most of the residents here are local chinese,not seen any foreigners yet

What is not good here is the noise and dust from duke highway. There is also a TM signal tower nearby (not sure if this emits radiation or not)

Vp almost 2 years but pass by at weekends night very little units got lights. Guess nobody wanna stay tepi highway? Still got many unsold ka?
