Fiamma building ll remain there. Onli land with the warehouse which is now almost completely demolished ll b used for tis project.

Land is not too big thou.

Starting price at 650psf is not really cheap la by looking at the opposite dua me jacaranda still hav 550psf left over units which r quite huge in BU.

Dpc wise to top up maybe 10% fr 650psf u ll get the latest ws3 high flr unit. Can't really compare Apple to Apple as all 3 projects oso hav their own pros n cons. The onli huge difference is onli dpc giv u a big Park once u step out of condo compound.

Menjalara housing areas r split into 2. The 800k or even more expensive houses r located at the left side of ldp opposite dpc main entrance.

The 16x55 house r opposite the hospital and 2nd dpc entrance. 16x55 houses oso hav FH and LH. FH houses usually command higher price and less sellers in market.

Anw the 16x55 houses r too small to go for major reno unless it's a corner unit tat hav extra land for extension.

To be fair, the FH for those 16x55 are selling at 600k or above. No longer at 5xxk. Dun even need to wish for below 500k.

1 of the corner was sold 900k recently.

I can onli say tis project shouldn't hav started. Tis part of kaptong doesn't need another condo. It's the greed tat everyone wan a piece of action.

East Parc has some vely gd facing units but the entrance is a bit jialat.

Luckily it didn't turn into an abandoned project cos earlier on the sales was oso vely jialat.
