or look for rental of propertys within walking distance to LRT... Hot place sure a lots ppls look for and hope can stay near the public transports to avoid everyday jam at highways ...

Yeah, we know the pros and cons of near MRT.....
But that's not the only thing to be considered...

- How about developer track record/reputation?
- Can they deliver (VERY VERY IMPORTANT)? E.g : will they abandon halfway...
- Do they have solid track record?
- Who is the management behind?
- What's their branding? E.g : Ecoworld, SP Setia
- Will they build proper walking paths for pedestrian (kids,old ppl) from condo to MRT?
- Will the retail portion be sold and forget? Or managed properly by developer?
- Workmanship, materials used will be cheap type or quality materials?
- How are the facilities?

Wah so bad ar?.. Heritage lagi stil set so high rental price. Rm2.3psf. Not cheap. U think this netizen can rent up to rm4psf boh?

how do you think about 4year afters rental market ?some invstors may tell you compare previous 4years and now , but who know 4years after the rental ? mahkota garden completed this year now rental average RM1400-1500,C180 rental 1500 studio and 1800-2k for 2rooms type with fully furnished , the market price for now for rental average we can calculate around RM1400-1500 ?

Just booked one SOHO too.. Fingers crossed.

Hopefully MRT indeed brings development.
I guess in all other country MRT has proven that over long period it will bring progress and development around it.

Those who familiar Cheras will notice the development is slowly expanding towards Kajang area. Last time anything after Plaza Phoenix/Cheras Sentral is not so hot, slowly now new development is growing along the way, YouCity, Green Terrain, Imperial Residence, Green Residence, Windows On The Park etc all the way to Balakong area. Not to mentioned Mahkota and Sg Long already quite mature. On top of that an entire MRT line now cutting across all this new development.

Mahtoka is indeed freaking jam, but who knows maybe there could be direct access road instead of traffic light. Many years ago in front of Taman Taynton/Segar also is traffic light, now it is direct flyover access.

Anyway I might be biased coz I stay in Cheras and I got vested interest in Netizens, since I booked it. Just my opinion and sharing. Peace.
