And there is always van transport for those parking at the shop area instead of walking under the hot sun.

KPJ is the empty plot of land nearest to Shell station. Btw, first payment by bank to developer should be around March or mid of next year according to lawyer. So this year will may see 2 more block launch. Heard Adria may launch in August instead of end of this month or July.

Not sure how much % of success for Gravit8 but the location just right beside Kesas is a major plus point here and I believe WCT, Mitraland and KSL will be really banking on making this side another happening place to cater to Telok Panglima/ Jenjarom / Banting folks.

That Cheras area have wet market just further down the road and around other Taman especially OUG have morning market as well.

For Klang, you can find the nearest wet market at Port Klang or Meru and for those taman morning market is around old taman like Chi Liung, Bertek, etc and biggest is at Pandamaran. Aeon Bukit Tinggi JJ wet market have plenty of customer after office time including myself.

And lastly, more and more other dialect chinese are in Klang already unlike 10 years ago. Btw, hokkien ppl not kiam siap at all, they can spend on high end things like any ppl.

Most of the mid-highend F&B in Klang which boast how veli good taste or veli cheap doesn't really stand up to those meaning.

Hopefully this doesn't turn up the same for Gravit8 F&B in terms of quality / taste vs price.

Klang ppl doesn't fit the term rich in the outlook department like in KL.

Info from my SA.

Developer managed to get license for shuttle service to Johan Setia LRT3 station and AEON Bukit Tinggi.

A well known convenience store and F&B chain already purchased shops there, hopefully will operate there as well.

Saturday Mid-Autumn Festival event quite nice.

Latest sales chart as of last Saturday night.

Bro, there's SOHO in Gravit8 if not mistaken. Not sure how many units, maybe another 400. Will be more than 1.3k units if include SOHO unit.

Not sure but maybe they still can squeeze the maximum out from the Selangor rules since it is RM230k for 450sf SOHO. Have to wait and see Mitraland decision.

Selangor: Up to 30% of SOHO, serviced apartment projects must be affordable units

What to do? Developer keep on exploiting loophole in housing rules.

Looks like Port Klang going to be livelier later with the proposed east coast link rail line which is a short distance away from Gravit8. Hopefully the end station location is close by.

Cost / time for cargo transport still goes to road and ship method. If urgent will use air method. KTMB charges for container are very high and controlled by KTMB only.

All these rail in proposal are pretty much going to make us similar to Japan where citizens and tourists can visit the whole country by train and then fly off easily.

If for cargo, it's gonna fail big time like KTMB cargo transport unless they chop off the rate and increase the train frequency which I don't think they will. Day dreaming by our government as shipping can just port call at Johor or Port Klang faster than using train. Government just want to sweet talk China.

The nearest station will be either Port Klang or West Port station at the cruise terminal.

Info from my SA.

Those shoplot will be ready and handover in 2017 (as expected from Mitraland record). Will have a few years for the momentum to pickup on the commercial before real residents move in.

Based on this, the most probable location of the end terminal may be at/near Pulau Indah.
That's where the Port Klang Cruise centre/Boustead Cruise centre is located and it is also very close to the all the cargo ports at Port Klang.

Taikor, read all my post on this ECRL since when I mentioned will only be used for cargo only. confused.gif

The current rail tracks will pass by Port Klang town, North Port (inside), cruise centre station and end at West Port (inside).

From some chit chat with multiple event visitors, most of the biggest unit buyer are for own stay. Smaller one totally no idea.

ECRL will be linked at ITT Gombak so no chance of new station or bypass track anywhere walking distance on this part of Klang. Nearest is still Gravit8 among current all new highrise using the road direct to Port Klang town.

Vacation trip easier to east coast once completed in 2022. Hopefully not ppl migration from east coast to KV instead.

Build and financed by China.

There's a gate for verdant landscape / gardens when you drive out from the sales gallery. The gate is just opposite of the construction of Gravit8 SA. Both gate closed most of the time.

Saw it on the day of the mini petting zoo (with the gate open) that the area already flatten and laid with yellowish soil. No lake construction yet that I noticed in there.

LRT3 land surveyor already running around station area measuring and assessing. Last saw more than 10 ppl surveying Aeon Bukit Tinggi and Tesco Bukit Tinggi area on Jul / Aug. Land at Johan Setia are now cleared of illegal settlement. Should be able to meet the deadline if not earlier.

Landed as in ulu ulu area or old small house DSL or crime infested area or flood prone area. SS are those 20 yo or more and some renovated goes up to 3xxk in some part of Klang without any security nor facilities. Klang not cheap anymore in good area.

Was informed by my SA the developer already got the license for the shuttle service. You sure is just a proposal or my SA bluffing me? :confused:

The SA mentioned to Johan Setia LRT station and AEON Bukit Tinggi (no mention of the LRT station). Which might means they intend to 'work together' with AEON instead of fighting (unlike KSL2 Mall). Last check with few SA, Gravit8 doesn't seems to have any plan to bring in cinema which means nearest is at AEON. Also for the Aero Bus Terminal at AEON Bukit Tinggi rear bulding (for KLIA/2 flight if the shuttle service can match the schedule bus timing) and more shopping / dining selection. Beside, Gravit8 mall won't be up for maybe another 3-5 years after serv. apartment VP.

What is Bandar Bukit 3? Bandar Parklands is it? blink.gif

I think is for work / edu / shopping to / from other places and most probably not for further south use as you mentioned. My 5 sen.

Just my survey on known contacts.
Johan Setia low - mid income, Bandar Parklands mid - high income, Bandar Bestari (KSL)- unknown (future mid-high income maybe), Telok Panglima Garang low-mid income, Jenjarom - low - high income + taikor, Banting low - high income + taikor alot.

Btw, are your from FullHomes agency?

Gravit8 now have deferred payment scheme (up to 24 months payable via instalment) for new buyer who can't get 90% loan. Those bank loan reduced buyer now got this option.

Wish they have this when I purchased my unit last year.

Ok... Calculated better saving if can use payment scheme (interest free if have) as compared to standard 80 - 90% loan.

Sure run lar... The dino rushed front and center scared children and those parents as well. Parents should not move back without looking behind (just duck down enough), who knows they might step on children standing behind them or worst pushed small children to fall down. The event organiser should be aware of this risk as well. sad.gif
