can post some latest picture for SEH?
*
Sorry bro, don't have any in the moment, can refer to the website for updated progress..

The water tank beside the PARC is up and block the view to the Presint 3 units from the PARC..

The only thing I can say would be most units already about 60 -70% completed.. The Ecohill link should be able to be completed around June as well.. rclxms.gif

Yup, I think SPS need a firm direction fast, all replacement for Tan Sri is short term and on acting basis, directly affect the revenue for the Group. Revenue drop from RM1,233,528,000 in quarter ended 31/10/2014 to RM926,010,000 in quarter ended 31/1/2015, a drastic 25% down!

I heard that SPS slow in billing for Ecohill not sure it contributed to the drop in revenue or not. tongue.gif
*
I think it is not fair to compare the data using Q4 of 2014 to Q1 of 2015, since the sales maybe affected by different factor, for example festive season.

It is more appropriate to compare Q1 2014 with Q1 2015 instead. The net profit (personally believe more essential than revenue) of Q1 2015 is 4.7% higher than that of Q1 2014. The revenue also increased by 22%.

http://www.thestar.com.my/Business/Busines...3mil/?style=biz

Just for information Q1 2014, Tan Sri still in the SPS, and the financial performance seems is still maintained even after Tan Sri has left for a year..

Much slower construction progress compare to eco majestic and I must say eco majestic welcome centre are much better
*
Wah, in what sense? In terms of billing, I fully agree SEH is pretty slowww.. tongue.gif tongue.gif

But in terms of construction progress, I would say SEH is super fast, it's only 16 months after the SPA is signed, but most of the units already 60 - 70% completed. How would consider fast? Complete everything in 1 year? doh.gif doh.gif

In terms of welcome center, I don't see there is much different, as both are having different concept and basis. I think SEH welcome center is lacking a lounge of course, but they have a kids playground corner which is the all-time favorite for all the children as well. EM welcome looks more grand of course, most likely is due to the coloring (black and white) as well as the furniture. Both looks good enough to me, of course you may have your own preference, but it may not really representing others as well..

Setia Ecohill Welcome Center is awarded best low rise commercial building by PAM. It is more eco friendly if compare with Eco Majestic Welcome Center. I have bring my gal de friend go visit both Ecohill & Eco Majestic project and they are more prefer Eco hill as their design is more eco friendly and let them hv a nice home feel. Eco Majestic is more luxury but may not suit to everyone.
*
Exactly, I have the same feeling as well. EM welcome center looks great but it gives me an impression it's a 5 star hotel lobby.. SEH welcome center on the hand gives better home and cozy feeling, feeling very relax when you step into it..

Samkor, I think other than revenue and profit, the sales achieved during the period under review is also very important.
*
Indeed Jason gor, different factors need to be considered for sure. Nevertheless, perhaps I am very conservative, for me, even you can have very high sales, very high revenue, very high turnover etc, but the root still comes to the "Net Profit", which the most important and key element for a company.

SPS also have unbilled sales of RM11.5bil, which personally think that is a great foundation for the coming financial year.

Ya. Sam Gor..you are right. This is what my fren tell me too. We looking for a home which having eco concept and comfortable place for resting after a day of hardwork. Eco Majestic is more luxury and look like hotel or resort concept which no really suit to be a home. Haha
*
Lol... True, but that's not right or wrong though, it all depends on individual preference. There will be definitely people who like the "majestic feel" houses to be as home and personally believe it is a good choice as well, good taste mah.. tongue.gif tongue.gif

Anyhow, personally I think it is very unjust to say EM WC is better than SEH or vice versa, coz it just personal preference and it may not representing others..

Ya. Everyone got own preference and someone may like to be 'majestic' too...haha..Anyway..both also very good project and gt very good progress too..Compare with K2 which developed by MKH, I think the progress of EM is much better and EM will become next commercial hotspot in Kajang/Semenyih. With leadership of Tan Sri LKS, I am sure EM can done better than other unfamous developer..haha
*
Hehehe... if look at the masterplan of Ecohill 2, which they put more emphasis on the commercial activity, can see that the planned commercial area is just beside silversquare of EM... When both of this commercial area is on, I think it will become a major commercial hub within the klang valley, since its size can be more than 300 acres and directly connected to the interchange to LEKAS... rclxms.gif rclxms.gif rclxms.gif rclxms.gif

Unfamous Developer ? But MKH is pioneer Developer in Kajang.

I think SPS and MKH are two different scales of developer... MKH is a housing project developer while SPS is a township developer, with strong emphasis on infra and commercial development beside houses.

Pionner developer in develop house but not develop township. They never build proper infrastructure in kajang and this is why the infrastructure in kajang is quite worst. Compare with SPS & EW which managed by Ex-SPS team, they are more pionner in township development and Setia Alam is a very good example to show MKH on how to developer a good township.
*
Quite agree on this. Look at Kajang East for example, its location is very close to the Lekas, but they don't build any infra to connect to the Lekas but instead will set up a traffic light at the junction connect to Jalan Semenyih. When the traffic increase, this will definitely create a problem for the residents to commute in future. doh.gif

It is only my honest opinion as I was involved with both side construction project. I will say EM has done faster job in finishing up their (infra) roads, landscape , guard house , roundabouts and fencing.
*
Thanks for your opinion though I am totally disagree with it.

I am working in Semenyih and I withness the progress of the site through my own eyes.

The site clearing for SEH started on Q3/Q4 2012 and the launching is on October 2013. Only after about 2.5 years, SEH already in the "almost-VP" mode, from a bare 700+ acres palm oil farm. They have been taking about a year for the preparation for site clearing, building up the show houses and welcome center, completing the PARC and guard house, finishing the building of tarred road/roundabout to connect Jalan Semenyih to the Welcome center and most importantly, already started the construction of Ecohill link in Sungai Purun area.

The site clearing for EM started on Q4 2013 and the launching is on May 2014. EM show village officially opened in Dec 2014, the connecting road directly from Jalan Semenyih (east gate) and North gate are completed, show houses and welcome center completed, swan lake completed, Lekas interchange on the other hand just started the piling.

Perhaps the time taken by EM for launching is faster than SEH, but don't forget that SEH launch with show units but EM don't. EM also taking about 1 year to complete their show village. Furthermore, EM only prepare 10 show houses, SEH was completing 14 show units during the launching.

So, for me I really can't differentiate either EM or SEH is progress faster, for me, they are really on par...

Oh yeah, various factors will affect the bottom line of a company - this is undeniable.  If we dig further from financial analysis standpoint, we should also look at the quality of earnings and not just purely the figures.  Haha... we can have another separate forum for this tongue.gif

It is still on track and faster compare to other developers.. But ecohill has a lot more like their security system and international school within compound smile.gif
*
Indeed, both EW and SPS are progressing very fast in this context. Ecohill announced the AgilFence for their GnG, still awaiting EW to announce their security system instead, CCTV with wall fencing? hmm.gif hmm.gif

EcoMajestic shall allocate some space for school as well.

If will be good if such arrangement can be realized:

Ecohill 1 - Tenby international school

EcoMajestic - Chinese primary / secondary school

Ecohill 2 - A college or university...

Perfect arrangement... rclxms.gif rclxms.gif

Haha..yea..both have their own benefits and I guess both project will really utilise LEKAS highway .

Win win situation as SEH and EM  just ngam ngam neighbour to each other
*
I think one of the reasons EW and SPS to develop in this area is because of LEKAS, if there is no LEKAS available, it will give a very bad impact in terms of connectivity.

As I always said, EM and SEH ought to be grow together, properous together, ong together and huat together... rclxms.gif rclxms.gif rclxms.gif

In fact..the whole kajang area is lack of PLAY element at this moment. The nearest shopping mall will be IOI City Mall at putrajaya only. Silversquare should operate earlier as Kajang is one of the biggest population area in Klang Valley. It should have enough population to support a shopping center but not sure why until now no developer to built a shopping center...I am staying at Setapak and there is three shopping mall(Festival City Mall, Wangsawalk mall & Aeon Alphangle) with population less than kajang area.

Haiz, till today, still even can't find a starbuck or coffee bean in Semenyih.. Hopefully more commercial will come..

Don't misunderstood me bro. For me both developer are working really well to this level they achieved now .I am actually impressed with their own concept and I am not condemning any side. Semenyih will be next puchong in maybe few years time in my opinion.
What do you reckon EW  will get for their security system and which u prefer to have . smile.gif I would say EW side would be quite challenging because of their fence design smile.gif
Yea .. Nvm la..sharing is caring and sometimes I took almost 1hour time juz to get out of semenyih town after 6pm...mostly is because of big lorry and road construction.
*
The most critical part that cause the jam is because of traffic lights.. There are just too many traffic lights along Jalan Semenyih.. doh.gif doh.gif Too many busy junctions coz without proper planning. After the traffic light being set up in front of the junction to Kajang East, jam may even worse.. doh.gif
