People will still need to shop for necessities.

Seem like my reading was right partially. Retail REIT take quite big hits once covid19 escalated. Alaqar was most defensive so far. Anywhere, i had let go almost all REIT couple weeks back including Alaqar except stuck in MQReit and YTLReit (which sold 1/3 only), with past dividend, treat it just like an FD for now.

Probably come back in later days when see some light in covid19 tunnel.

Yea expected retail reits to take a hit as covid situation ramps up. But comparing to Pavreit which also retail reit today drop 3% but Igbreit drop 20%+ just now at lowest.
Ayam not complaining cuz got to accumulate at such a low price but just curious with the low volume selloff

Maybe got insider info Midvalley kena covid🤔🧐but this just my own speculation

If a stock is darling, high liquidity previously when loved by a lot of foreign funds, then it may be the hardest hit when fear or panic hit time.

Fund managers when facing redemption or want to exist due to whatever reason, they only have one thing in their mind or what they need/mandate to do, is to sell to fund the redemption, disregard how cheap or deep the stock price is.

This is compounded when there is mismatch between buyer and seller quantity like today market, fund managers hold large sum of stock in hand need to clear, but only little buyer around, then they need to sell deeper.
Also, if a stock being downgraded on recommendation, they may need to sell as well. It is not hard to guess retailer reit may be downgraded in near term due to Covid.

Personally I think IGB reit one of the good quality reits in Malaysia. There may be a shopping mall glut in KL but then every weekend go mv oso jam, people still like to go mv shopping, occupancy rate at 99+%

Low gearing of 20+% so no worries about bankruptcy

After this covid passes earnings will be back as usual so at most also 2 quarters kena affected. Anything below 1.60 ayam will gladly accumulate 😃

Just curious. Did you set the buy price long before today's drop or you just hentam the buy price today? I mean i would not have thought it will drop this much.

Drop for sure yes la. By by the highest % among the reits, i'm suoer shocked.

I had 2 limit orders at 1.63 and 1.49 set up long ago today kena

Then saw the price drop so badly too good to be true so personally buy more at 1.51 😁

Retail REITs especially the blue chip ones will likely see their earnings drop this quarter and possibly next few quarters but should normalize once society adapts and/or a vaccine is found eventually. Society has always adjusted to pandemics.. one example I can think is HIV/AIDS which triggered a panic some decades ago. It's still transmitting and certainly fatal if left untreated but not a concern for markets anymore.

Agreed, similar to one will feel superb depressed and intense on the moment diagnostic with chronic illnesses. As time goes, s/he will adjust their life and become a new norm.

However, Covid19 impact on economy still yet to found its bottom. Many businesses might not able to survive as it prolonged is a real concern.

But as a really young investor it’s really a learning opportunity for me to test my strategies for a bear market and personal risk tolerance. Still got plenty to learn from the sifus here that went thru 2000 & 2008

Although movement control order (MCO) is tentatively targeting 2 weeks. However, depend on covid19 development, please bear in mind there is chance MCO get extended if covid-19 escalated further.

On layman term,
2018 rate hike, it merely pay more interest, reduced profit. Mall management still able to take various efforts to counter the impact.

2020, covid 19, the outbreak had affect the ability to conduct business, MCR introduced. No sight of medicine & vaccine for covid19 yet. Mall management had very limited options to address these problems.

Its something we shall think carefully prior make the purchase with assumption it's never goes wrong with top rated reit. Headwind from external might just strong. Take a look at those top rated company in their respective industry - Airasia, GenM, Genting, which dive historical low.

Just my 2 cents.

first time there's 2 deaths case..
so it's could be increasing for next few weeks...
and as more being tested.. and the kiasu attitude of panic buying past few days sure would make the 2 week closure useless.. so there's very high chance of extended maybe till 15 April tongue.gif
