Just wanna check... considering that certain reits don't get much volume but high yield say uoareit and quill, how important is liquidity risk in your decision making process in which to buy?

QUOTE(foofoosasa @ Feb 22 2018, 08:44 AM) the last time I visited intermark mall there is a lot of improvement in term of trafic....guess still doing ok? I used to work near intermark. Go there for lunch sometimes. I believe there will be a steady crowd there, given the office workers and tourist staying at double tree and a good anchor like jaya grocers. The other tenants (mainly restaurants) there are rather niche but can attract crowd lo.I dont know about Damen mall though. |

QUOTE(HolyAssasin4444 @ Mar 16 2020, 06:56 PM) Personally I think IGB reit one of the good quality reits in Malaysia. There may be a shopping mall glut in KL but then every weekend go mv oso jam, people still like to go mv shopping, occupancy rate at 99+% Just curious. Did you set the buy price long before today's drop or you just hentam the buy price today? I mean i would not have thought it will drop this much.Low gearing of 20+% so no worries about bankruptcy After this covid passes earnings will be back as usual so at most also 2 quarters kena affected. Anything below 1.60 ayam will gladly accumulate 😃 Drop for sure yes la. By by the highest % among the reits, i'm suoer shocked. |

QUOTE(Eurobeater @ Sep 22 2020, 09:43 PM) Anybody every buy the slightly unknown REITs like KIPREIT and ALAQAR? I've my eye on these two coz they are not the standard REITs where everything is in KL. I know it is late but for discussion sake we can continue. My reasons for KIPREIT - Entirely retail, but focused heavily on basic necessities kind of shops. So even if MCO come back (just an extreme example - Location spread all around Penisular. So not the usual REITs like IGB or Sunway where almost everything is in KL - Better than expected earnings based on analyst reports I find in BursaMktPlc - 100% dividend distribution, but then again, the two cofounders own almost 60% of the units so For AlAQAR REIT - Healthcare focused. Almost everything is hospitals so nice diversification outside of the usual retail, office and industry like Axreit - Decently high distribution of 6% - 8% - Earnings not as expected, but looks cheap compared to a few month ago and a few years ago before MCO The only issue I have is that these REITs are so illiquid. The spread is quite wide. I have looked into these 2 slightly before in the past, and my biggest reservation is the illiquid part of it. i know that is not a reason to buy/not buy a stock but it is a cause for concern. and looking back comparing my IGBREIT and SUNREIT. i would say, i enjoy my return on IGBREIT exactly because it is more concentrated. unlike sunreit, there are hotels and random malls in ipoh, seberang prai, which i have no visibility of them doing well or not (from a layman perspective) and sadly in the case of sunreit, the main profit driver is still sunway pyramid, and it just gets bogged down by other assets. |

QUOTE(AthrunIJ @ Oct 29 2020, 02:17 PM) considering pyramid contribution about 50% of the net property income based on latest annual report, may risk my life to check out how is the condition there in the next few days. to determine if buying more now makes sense.gearing still much higher than IGBREIT. |

Managed to grab some igbreit at 1.62 although should have been able to grab at 1.6 easily today.
While sunreit has been quite depressed. Still hopeful on general retail as vaccine to arrive 2021. |

QUOTE(rocketm @ Jan 12 2021, 05:27 PM) I am holding IGB reit but not Sunreit. not a big fan of YTL. and i'm trying to concentrate my holdings. likely i wont be buying much of sunreit anymore, but still keen to grab more igbreit. if < 1.6 will add more. Sunreit has been mostly in downtrend in few weeks. Have you consider YTL reit? a small part of me is still very interested in sunreit is that, velocity seem to be doing well (even with post mco 1.0 impact). and once injected hopefully bring good dividend although may also mean more units issued, i guess. believe sunway can turn things around |

very quiet thread....
IGBREIT has dipped rather low and in the zone where i bought 3 years ago... so... whether killing myself and grabbing a bargain, we shall see |

reviving this topic. for the past 6months to 1 year, the reits has been rather exciting. at least the non-office reits...
i myself has divested from sunreit though, few months ago, would have earned a little more if i divested this week. not sure about the rest here. but meh... it's fine... 7 years in sunreit and bye bye now. I'm still holding on to IGBREIT. want to know the sentiment of others who might want to chip in... This post has been edited by adele123: Sep 29 2024, 01:37 PM |
