QUOTE(cherroy @ Nov 13 2018, 05:08 PM)
Residential rental generally has low yield as compared to commercial and industry property.
That's why we don't see many residential reit around, in fact none in Malaysia.

While if the B40 cannot afford to buy low cost/affordable house conventional way, and need to rely on public house rent,  the rental collection rate or rental default rate may be an issue as well.
Currently many public house/flat has poor rental collection rate.

Low yield + potential higher default rate are two key obstacles to form such a reit.
*
yeah.. correct.. I never heard about residential reit.. in fact. didn't even know its existence before biggrin.gif

if the yield is low.. then not worth to invest because our main aim investing in reits is because of dividend

SUNREIT

All this talk of IGB, SUN, PAV... am I the only guy in HEKTAR and ARREIT?

In it for the high dividend yield and for the prospect that they will appreciate. PBR is around 0.6-0.7 and their EPS have been improving.
*
High dividends yield can sustain for how long 😒
Needed to check it out too...

Yup. Thinking the same thing..
Now there's not much commercial development there...
Don't really know what weed he smoking..

And best part can compare with KLCC Reit or the KPJ Reit too..
Boss it's not even Apple to Apple comparable also.....

Also there many noobie also blindly support it.. like seriously...

are they planning to develop it as a REIT??

is that the land where the residents are paid a lot of money by certain party for acquisition recently?
*
Well they said something about SPV like that...

Turn into REIT is from some so-called investment sifu suggestions.... Best part can dare to says / compare with KLCC REIT... Really facepalm 🤣

Who paid the residents? Certain parties??
What I know many still hold for even higher rate like 3,000 psf 🤑 and as usual compare with neighbor KLCC area...
