MV, Gardens, Pavilion and KLCC should be quite safe

Its the sub urban/2nd tier malls esp Selangor that is quite risky

At this environment, 5% net yield is considered decent lor blush.gif

U want 6-7% net, gotta go for office REITs like MQREIT and UOAREIT

Historically the rental reversion for KLCC-SS is quite strong, can expect 3-5% p.a. divvy growth smile.gif

For UOAREIT unit holders smile.gif I am looking into UOA REIT, aware that UOAREIT public shareholding spread issue is yet to be resolved and pending Bursa approval for the lower spread. Any idea why does it take so long for Bursa to revert? if I buy into the UOA REIT in future, technically the key risk I face is delisting only right ( in the extreme case)?

Across the border.. yields are much nicer. rclxms.gif

For KLCC, i sked the hotel & office all tak laku... caus mostly oil services rental the office other than petronas tongue.gif

when property stocks having higher yield then reits.....above 6% net yield....that's 20% discount to reits.....property companies delaying their projects launching.....meaning, landbanks are still intact, just to delay projects.....ok, if malaysia future going to die, property companies will die too.....but so do reits, if economy dies.....

Err.... in theory yes, non-comply any listing rules, potential delisting.

But public shareholding is not something difficult to sort out actually, somemore the spread just a few % lacking.
So if KLSE does give ultimate to comply, it should be easily sorted out by the company.
