for me... totally not flippable.... my manager dad staying in kajang.... he just told him... semenyih sure boom boom boom once VP faster go buy it..... i was like.... yea will boom.... minimum also five years after VP only boom.... now he gonna think a way to hold that long haha....

anyhow... for that part of kajang... other than distance slightly nearer to city center.... the township planning of all the project in Kajang also kinda weird.... but the price already increasing like nobody's business after VP but no buyers.... which really amazed me.... those who really work in city center but wanna buy an affordable have a choice to look at either shah alam side or kajang/smenyih side... since both sides... SPS and EW also have their own landed projects.... masterplan also looks good....

yeah.... but i see the development all the way from seremban 2 towards to kajang... the development quite aggresive lately... i think very fast... you guys will really connected to negeri sembilan.... more space to develop.... just needed more job opportunities around the area... and more office workers will come in semenyih already....

the important things for all the future new townships is that.... they should be nearer to the other mature township blessed with job opportunities, good infrastructures and more... so it can be overflow towards the new township.... like setia alam... they get the overflow from shah alam and klang and subang.... rawang from selayang kepong PJ.... sg long get it from the old cheras... kajang from sg long... all these will make future buyers to buy more outskirt landed properties... as one mentioned... within the mature townships... only shoe boxes and pigeon hole to stay only...

yeah... no matter north or south... the key success for new township... is to attract more middle working class to come in... since they will be the one buying for own stay and definitely hope that... less than 30 mins drive there are a matured township with job opportunities nearby... otherwise... you always have to look to KL city center for job... its quite frustrating...

yeah.... i do think for future 10 years south side of KV has higher potential... but for shorter duration but stagnant very fast... north side can expand faster and stop faster... as they are really close to PJ subang which already matured for long time at least for the middle working class...

yeah... i used to always take puncak alam as equivalent to semenyih on this side... but i do realized the price is higher and the development not as big as semenyih... the largest development only elmina, hillpark and eco garden... whereas in semenyih... SPS and EW building a super huge township for each of their own.... for cheras ppl... semenyih will be more likely destination for them... for those who used to stay in PJ subang or even worked in PJ subang most of their life... puncak alam, elmina are their likely destination....

hahaha... i am jiunai nang also.... lol..... i will consider semenyih if i feel i able to have more job opportunities around thr... but it seems now i have more opportunities and offer from PJ subang... so i just vested in the shah alam side... no right or wrong....

semenyih will still be one of my option in the future....

no la... i bought hillpark shah alam ma... not only interested... vested liao... haha.... but i did consider SEH and EM before i bought hillpark.... even almost make booking on the SEH 1.... but my partner stopped me... haha.... although i have a condo in cheras already... but I still need to travel to PJ subang to work... and i am looking for landed....

for me sure is for own stay.... my condo is when i was just a single bullish young guy to stay now but will become investment once my house VP.... but subsequently... when wanto start a small family... I just start to search for landed.... rawang, semenyih, kajang, rimbayu, puchong south, puncak alam, cahaya alam, elmina... all i searched before.... but me and my partner more convinced to be at hillpark... because we both will be working mostly in PJ subang shah alam area... semenyih far away from all these... but i am not saying semenyih have no job opportunities... just for both of us... its seems lesser... biggrin.gif biggrin.gif

yeah.... for freehold and chinese foods... semenyih definitely have more advantage... which is why I almost booked SEH... haha.... but subsequently... income opportuinities more important for us.... actually from Hillpark to subang... less than 30 mins in the morning.... if massive jam maximum also one hour which quite common just like semenyih to KL... hillpark exit more convenient than most of the puncak alam residence... and we doesnt necessary need to use the jelutong road... we can just go out latar guthrie easily... occupancy for the first phase... i think just VP less than 6 months.... 30% occupancy rate i would say.... hillpark lesser investors go in.... as like what i mentioned previously... long term potential... this part of the world will be stagnant very fast, investors dont see much profit from it but there are rental market for UITM since just opposite the road.... compare to semenyih can continue grow for the next 10 years....

yeah.... if to KL.... really far..... although i did try once..... travel from hillpark to KLCC during 730am.... reached KLCC around 8.40am.... blink.gif blink.gif blink.gif if i work in bangi or cyberjaya and have more opportunities there.... i definitely go for SEH... the finishing and the design..... hillpark design.... aiks... talk also no tear come out.... haha....
