It shall depend on how SPS open the road for connection.

Ultimately, SEH 2 residents shall be able to access to the EcoMajestic Lekas interchange directly.

All landed units in SEH 1 are individual title.

All landed units in SEH 2 Wetland are individual title, while the landed units in SEH 2 woodland (yet to launch) are Strata Title.

SEH 1 Precinct 1 maintenance fees is around RM 80/month, while Precinct 3 is RM 308/month (including the sinking fund). All are individual title.

Why Precinct 3 maintenance can be so much higher? If you look at the following video, you will be able to notice the total landscape different between Precinct 1 and Precinct 3. brows.gif brows.gif

SEH 2 current launching will be similar to the Precinct 1 SEH 1, while I believe the SEH 2 Woodlands shall be something similiar to SEH 1 Precinct 3.

Congrate on your booking.

Anicus is individual title. Good thing for individual title is you can design your house according to your preference and normally maintenance fees is lower. However, because owner has the absolute freedom, you might be at risk to have a neighbor which have an awkward house design but you can't do anything on it. Furthermore, for individual title property, maintenance fees is on voluntary basis (one can opt not to pay if can tolerate with some inconveniences). This makes the maintenance fees collection sometime is pretty difficulty and hence can't manage the housing area well.

When you do the booking, just make sure you obtain a black and white booking copy which states the kind of fees that are absorbed by the developer and the types of regulation that need to adhere to (for example, any penalty if the bank loan is rejected). Need black and white, not told verbally by SA.

If you book anicus, I think the procedure is pretty standard, Setia normally will walk the talk and won't have any hidden regulations that is unfair for the prospective purchaser.

The part in the green circle not sure will be realized since last time I heard got land acquisition issue.

The first phase of SEH 2 is on the northern parts and believe residents will use EcoMajestic Lekas interchange or Ecohill link to commute in and out. The connecting road at the green circle not really beneficial to the SEH 2 residents. To save cost SPS might just connect it to the Mahkota/Beranag Industrial area, which ultimately will join Jalan Semenyih at around Semenyih Parkland junction as well.

Sale package: For SEH 2 units, normally all the associated fees are absorbed by Setia. You just need to pay for the 10% downpayment. As for this 10% downpayment, normally Setia will give some % discount and introducer fee. The RM 10k booking fee shall deducted agains this downpayment as well.

Full refund: You will get the full refund on the booking fees if can show bank loan rejection letter. Normally RM 500 (actual figure need to ask the SA) processing fees shall be deducted from your booking fee, if you would like to withdraw your booking with other reason than bank loan rejection.

Material used and specs: Normally everything stated in the brochure for SEH units shall be transferred to the SPA material spec, more or less about similiar to the Alexus show unit.

Ceiling Height: should be similiar to the Alexus and normally is around 10.5 - 11 feet.

Car porch length: should be no issue parking 2 small saloon car. If 2 MPV then might be difficult.

I think this is just a rough sketch to show how the Ecohill link work, it doesn't guarantee where is the link road shall be connected to Jalan Semenyih.. Nothing solid is shown on the masterplan..

Nonetheless, I personally also hope that SPS can build the connecting road directly, it will be beneficial for more people and brings crowd to the SEH 2 township as well..

No need to worry..

All those information shall be clearly listed in your sale and purchase agreement (SPA) later. It will be attached in the document as Schedule A, Schedule B, Schedule C, etc and will need to be sign by you in front of the lawyer.. rclxms.gif

These schedules shall indicate the layout plan of your units, material specification used, front/rear/elevated view of your units, etc, quite detail information.

You might want to ask the SA about the house number of your unit also, because some purchasers would like to buy property with "ong" unit number... tongue.gif

Now you just need to prepare the documentations for your loan application. Submit the documents for as many banks as possible, so that you do the comparison on the package offer and take the one best fitting your requirement..
