Bear, loan rejection? Phase 1 GVH no sold off meh? Are you sure phase 1 still have many developer units? Now developer units in phase 2, because phase 1 units unit many bought for investment ler.. If only for ownstay, I believe GVH phase 1 till today also not yet sold off.

Bear, have you seen my SPA? I simply tell you I have 3 units you believe huh? Later i told you I have 30 units you believe or not?

I have constantly shown using the waze about the time taken from SEH till KLCC, Mid Valley, Menara Maybank, Cyberjaya during peak hour, most of the time also about 1 hour leh.. So matching the time also loh.. So, what's the difference here?

Bear, you miss the boat I am not sure, at least until now, you still can't purchase a unit at 400k from SEH, be it ownstay or investment, correct?

Bear, people before buying sure will consider the time taken, waze report only serve as reference. Semenyih, Kajang, Selangor Cheras residents more or less are using about the similiar routes for commuting. Time taken shall be 15 - 20 minutes difference the most, why you only so skeptical about Semenyih? I never see you go to other thread and condemn about the timing taken to KLCC during the peak hour? Do you so naive to believe that Kajang / Selangor Cheras people will face much less jam compare to Semenyih people?

People buying shall consider thoroughly mah, you yourself ultimately also purchase a property in Semenyih, never consider KLCC traveling time meh?

Why during off peak period or weekend Semenyih people can reach KLCC withint 30 - 40 minutes? This clearly proves that Semenyih actually not that far and unreachable. Yeah, people will encounter jam during the working period but this is applicable to everyone and not only to Semenyih people. Kajang people shall not encounter jam during the peak hour meh? So, stay in Kajang is totally safe, but stay in Semenyih is disaster and shall travel double time compare to Kajang people izzit? sweat.gif

If follow the SPS practise, they should give you a list of panel bankers when you do the booking. Did you contact all of them?

As a cautious step, just check if all these fees are clearly written in the booking form will be convered.

Eh, how come? Normally SPs shall give a document about the booking, dictating the "terms and conditions" of the booking, you don't have this?

Yes, it will rise or drop, depends on the bank negara adjustment.

Unless you choose a fix rate loan product, then BR up or down won't affect.

Yes, your rate should BR + xx% right? So, when there is changes on BR, the effective rate would change as well.

There maybe misunderstanding about "zero-downpayment" scheme, please talk to SA further on this. You still need to pay the downpayment (differential sum after minum the discount/rebate).

How soon the progressive interest will be charged is actually depending on the construction progress. If the construction progress is fast, they will charge your loan account fast and it means you need to start to pay the progressive interest as well.

If I remember correctly, for SEH 1, they charge the 2A phase pretty fast, less than 6 months after I sign my SPA. However, the 2B stage charge is very slow, only after almost 1 year after I sign my SPA.
