For a new township, can pls share what would you expect in terms of occupancy in year 1, year 2, year 3 and year 4 onwards from the point of VP?

these few are the core quality of a proeprty ...

they have t pay more tolls too..

and d pillars looks funny too.. looks nice from outside.. inside gg... pillars are unevenly designed... better sacrifice the upper living room for space for rooms..

another row even more funny.. car park so huge .. rumours can park in 6 cars... the built up size so small... can see d kitchen immediately

Some said VP end of this year, not sure how true.. Based on progress, only possible if they rush..

My source tell me there are many big bosses purchasing the Taipan shoplot, some may open their branch here.. They are targetting some banks as well.

Of course all only verbal communication, not sure how true ler..

new and over priced project and far


1-2 years= ard 20% ( 10% homewoners + 10% tenants)
3 year = ard 30%
4-5 years = not achieving 50% (with 50% homeowners and 50% renting)

even then no spending powers for sure... from these tenants/owners...

you are strong investors... but due to multiple units... u became weak also... u are highly potential to resort to low rentals.. samkps holds 3 units.. more gg... TKJ hold majestic... sumore... cannot retire early liao... need to service loan due to vacant and cant sell

GVH occupancy schedule could have been just around or could be worse than SEH... but since the entry price are higher.... and built and sell type.. with developers selling merely 10k more for later phases... and more discounts for later buyers compared to previous...

even the ocupancy strikes lower... this is purely for ownstay... logically... service loans few months later for built and sell, bought for flip.. good luck...

3 or 4th row of seh... the gates are like wood colour type... very near to the park on seh 1... dun jia jia... i went b4 di

DSL only... on the left wing after guard house... 20 x65 type... other side is 20 x70 above type .. the vp ones got ppl renting /stay

GVH occupancy is even lower. But didn't you claim GVH buyers bought it for ownstay? If for own stay why the occupancy is even lower?

Bear, if buy for ownstay, why still not move in after 1.5 years VP?

Strong investor? Now GVH stuck in very bad condition, entry price 700k, if want to rent, can rent at RM 900 ah? Even want to rent at RM 900, also not many interested. brows.gif brows.gif

these ppl maybe do not have enough cash to move in? reno? maybe the access haven't open? amenities havent in yet.. and etc..

another point supporting this is the units advertise for sell in GVH are basically very minimal..

even u spot those advertise for sell compared to SEH... those are sub con units... which the entitle to enjoy freebies..

which is more probably and logical>? THOSE VACANT UNITS IN gvh are waiting for flip? subsales?

compare to SEH which is obviously with banners...

Bear, who told you can park 6 cars for DSL? By the way, you believe DSL can park 6 cars?

Now the units close to guard house / linear park many already got occupants (some row even 80% occupancy), only at the far side less occupant. That far side rows are associate/staffs units ler.

Already told you before, dun compare the banner. SEH along Ecohill link, high visibility. GVH isoldated in a rock mountain, nobody is going there to look at the banner. Put banner in GVH for ghost to see meh?

Yes, GVH vacant unit is for investment, but now stuck in big problem :

1.) Cannot sell - because developer selling unit with lower price (first phase buyer never expect this happens).

2.) Cannot rent - because isolated in rock mountain, no one will go this place, far away from amenities and most important no access road. Agent don't want to go and waste money advertise.

Not have enough cash because property already overpriced so no more money to move in and reno? Or no money because spending power too low and cannot even support the shops? Access road not open and amenities haven't in yet means the place doesn't even have the basic stuff for people to live in?
