Not sure about 18 * 60, but since 16 * 60 is starting from 298k, I estimate the 18*60 unit should be starting from 340k onward... Perhaps you can contact the developer for further clarification..

Yeah, the location of this project is fairly near to the Tesco Semenyih, about 1.0 km apart if using Jalan Semenyih main road.. If using the internal road, shall be just merely about 600 - 700m..

Yes Soory, latemreply, yesterday visited sales gallery n the soft launch priority for registrants end Feb with 3k deposit. So i hv registered. Did u register? Coz official launch public in March. Anyway landed property still my.choice. The price.is.ok coz.i heard apt near.JPJ abt RM450 sf.

That's great... 3k deposit, did the layout of the houses already revealed and what's the buildup?

yeah, landed house normally more people prefer, as it is a standalone house and make people feel more self-belonging.. Some more after shopping also easier to carry back the stuffs back to home..

Yeah, kiara plaza 450 sqf SOHO is starting from RM 241k if not mistaken.. Ascotte Boulevard is starting from RM 286k for a 860 sqf apartment...

Off topic..Amalan Setar future project includes Sutera Parklands, Kajang..Any idea on the location & the price range?

Considering this Semenyih Parklands project but it this Kajang project seems like interesting. Would be better than Semenyih. Undecided, sigh.

Price range 298k - 520k
298k unit limited. Must give bank draft 3k b4 7 march. 7 march is official launch, so can sellect unit during launch. This is only for the 298k units. Other units can book today
380k is the hot units. Only left 3-5 units i think.

Yes nett 298k. But only 2 rows of units with that price.

location is just opposite SP setia ecohill from the main road, supposed The ecolink lekas will directly link to the main road, and this semenyihparklands@rinching would benefit greatly from this direct link,only that the "locality" around the housing are looks poors but i believie eventually will become better. the good is it is very much close to commercial area and tesco and directly can go take the lekas highway after the new link builts.... compared to semenyih parkland at beranang the locality is nicer but it is further up......SMK bandar rinching is nearby... longterm investment mitebe good, new industrial lots are being built ard there also..if free i upload the pics and the locations areas... only approx 3km+ to take the new lekas link..compared the other development this shud be cheapest in town....or affordable

Yes, I presume this project can tag in to the SEH Ecohill link as well.. It is behind Ascotte Boulevard, which is merely about 200 - 300 meter from Ecohill... rclxms.gif

for me the pros's it directly opposite future setia eco hills commercial area....although the real direct development is LMARQ high rise..this is just stone throw away...

cons,its built on exisiting taman and not a separate taman by itself (semenyih parklands@beranang is like a separate taman) this parkland@rinching is infused between existing taman....

not gated guarded,i presumably will be formed by the RA later on, the location wise is on the most important commercial area i guez, but the cons is the existing locality there is so poor.... maybe after this development finish it will become better...like got abandon shoplots alot just beside the new development...

but i think once the taman is fully up, all the shops will be occupied...other than that i think here only can get landed below 400k for now..... by next week price sure increase 10k for all house, this what the did with the semenyih parklands@beranang....sure will follow same format....so commercially strategic, direct lekas link (eco hill link).. just poor locality... for medium investor kot,hehehehe.not the rich fella's... and for own stay...

depend existing taman people willing to join the new development and set up RA and pay money.......??

anyway this wat meant in my message -> poor locality, got a complete abandon shop house.......... just beside the housing development. this is the only concern, I think other that the location is really good, easy access to SP SETIA commercial ground opposite the road, A huge commercial space of SP SETIA

behind the development all I guess is new industrial building newly completed.

so it will always abandon or will revive soon?? depends on how success is the parklands housing project + ascott high rise

Yeah, I am not sure whether that's shop house, because it looks to me like a small industrial plot (for car workshop, machinery workshop) etc..

Whether it will be revived shall be heavily depending of the parkland@ rinching and Ascotte Boulevard. Nevertheless, Ascotte will be having shoplots downstair and since it is facing the main road, shall be more happening I presume.

anyway I went survey the area but when im in the existing taman, just beside the semenyih parklands@rinching
the taman jalan signboard put [jalan xx, poskod, semenyih]

so im not sure parkland@rinching inside semenyih of both completely different...


u can use google street view inside the existing beside the parklands development and see the jalan signboards.

and yes because it is located so close to ecohill, more accurately closer to ecohill commercial space and the lekas direct link.... ppl are getting aware of it.. even Tesco semenyih is so close by....

yes, but can pay booking first. then on Saturday go select unit. first come first serve, non bumi also can select.
only limited unit, those who paid booking but cant select the RM298k will have to select other unit ady which is more expensive.

I have called to Parkland, what I discover is there is 7% rebate instead of 10%...
SPA Legal & Loan Legal fees bear by developer...

50% on stamp duty and MOT...

Do anyone knows when this project will be completed?

Interesting guys n I just visited their sales gallery and within a week sold more than 100 units . The location is good n strategic. I manage to booked a unit 18' x60' n with Free SPA. Loan legal fees, subsidized 50% stamp duty on MOT and 7% discount.

Tmr would be the unit choosing for 16 x 60 units if not mistaken..

Izzit? I only know they are having 3 room + 3 baths..

While the 20'' footprint will have 4 rooms + 4 baths, means ensuite bathroom for every bedroom.

Hi All, I went to Semenyih to survey the development area of this project...
At the same time I went to the Showroom of Parklands Beranang which is already completed.

Can anyone here advise if Parklands Beranang is a nice place to stay?
The downside of Beranang is, there is a high tension cable near this residency...

I like the layout of both Parklands Beranang & Rinching layout...
Can anyone advise on this?

Hi, manage to booked 18x60. Planned to bought it coz:

- Price was a little high but still affordable (I'm dying to have a landed house)
- 18X60 was on my budget and BU is 1600sqft (just a little land at the back)
- Great location (Near tesco,mcd,kfc,SEH,EM,School,Surau, Exit to LEKAS through SEH, near to kajang,
cyberjaya,putrajaya,KLIA, international school@ SEH)
- satisfy with the developer job on Parkland @ Beranang
- staff response was excellent and helpful
- I grew up in Cheras and the development in Semenyih is blowing my mind. Can't imagine it how it will become
10 years from now.
- Work in PJ (Willing to sacrifice the time & money, working on shift so not that bad though) my Bos stay in Mantin for years (if She can live with that, why can't I?)
- Most of my friend who I grew up with in Cheras bought house in Semenyih 2-4 years ago and back then I was like "hell
no..way too far from me" and honestly i kinda regret and luckily manage to booked now and looking forward to
settle in and be part of Semenyih folks.
- I bet they will build Aeon and Giant. If not now..in the future there will be..

Concern
- Traffic jam (hopefully when the house is completed, manage to use the SEH-Lekas exit)
- INTERNET (as an IT guy, no internet = no life = cant do my job, since Parkland @ Rinching is build within the existing 'taman" at least streamyx is ready to go when i'm settling in...well hopefully..
- Not Guarded &Gated

Jason gor, still have 20 x 65 units, but the entry price seems is even higher than Ecohill units. Of course this project is launched about 1.5 years after the Ecohill.

I don't think there will be any MRT to Semenyih for at least 10 years.

Anyhow, all 3 MRT stations in Kajang are about 10 - 15 minutes drive from Semenyih.

Unless it is a smaller cars such as Vios + Viva or two Myvi, 18 feet wide able to accommodate it provided it is column free.

yup this part locations although infused inbetween existing old taman, but location wise is it quite strategic, not too deep inside and not too near to the main road also.... quite balanced... my concerns is just the abandon commercial area... rclxub.gif

16 x 60 - starting from 298k

wonder how 16x60,16x65 and 18x60 can have 15xx sqft build up, after minus 20 ft car porch, left only 40 ft, 40x16x 2 storey=1,280 sft and 40x18x2=1,440 sft only. If 18x65 is possible if fully extended, like my area 18x65 build up 1,750 sft and 20x65 build up 1,920 sft.

x65 and x60 difference is only car porch, for x65 will be 25, and for 60 will be 20.. other build up same.. yup I also dono the actually build but shud be smaller than the beranang parklands for the same size units as wat the SA told me, and too many peoples that time full pack, SA don't wan entertainment many question, so I didn't ask much. I was more concern on the surroundings, the locations of the house.

Given small land size, it is consider quite big

the gross build up calculation, in my opinion should be as follw:

16x(40+16.8) + 16 x 40

=908.8+ 640
=1,548.8
or

1,549 sq ft.

good, how about parking for the smallest 16X60, land area =960, for house internal area 16x40=640, just left 320/20x16 for parking, honda city area 5.6 feet width x 14.5=81.2 square foot, if two cars 81.2x2=160, so left another 160 sf, hhmmmm not bad for parking two cars i guess

If my calculation for 16x60 & 16x65 is correct, 18x60 BU should be 1,742 sq ft.

I like the fully extended house, save at least RM30K for future extension.

Most of the link house has water pipe and garbage area in the car porch, it wil occupy certain area furthermore the car porch must be column free that mean no "tiang" inside, you also have to leave some place to open the car door, as such it tough to park two Honda City in 16x60 house, just my two cents.

Not sure, currently my area has over 700+ unit over 60+ acre about 11 unit / acres, do not feel clamp, I think 19 unit/acre should be alright

I think need to wait till show house ready before can really "feel" the buildup..

Camelia Residence in Bandar Tasik Kesuma has a BU of 2002 sqf BU for their 20 x 65 footprint, but the really usable BU is not really reflective from the value reported.

Yeah I'm aware of the time gap but I have also taken the amenities and the masterplan of the township into consideration. Semenyih getting more and more expensive.

I beg to differ. Bukit Beruntung suddenly get the attention last decade mostly because of the "New Airport" speculation. There is no extra new infra being constructed beside the existing north-south highway.

The hype becomes disastrous when the new airport project being turn down.

Semenyih stands a different platform. Even before SPS / EW coming, there is already new highway (LEKAS) being constructed. The Semenyih folks can't enjoy the convenience of this highway mostly its entrance is along the Jalan Bangi Lama, which is quite a distant from Semenyih town. Tesco hypermarket already in, some famous eateries such as McD, KFC, Old town, Pizza hut, Secret recipe, Domino pizza already there as well. Pelangi Semenyih commercial area already can be considered as a quite mature area nowadays. Quite a number of local banks already available within the Semenyih town. All these amenities are essential to sustain the growth of Semenyih.

The killer for Semenyih of course, as we all knows in the connectivity and the terrible jam of Jalan Semenyih. This is the reason why SPS and EW spending millions of ringgit to improve the infra.

Bad thing happen? Can give some examples?

Infra currently already in place, houses almost in the VP phase, new commercial area under development.. Even there is economy slumps, I think more people will come to Semenyih, coz the price comparatively still cheaper compare to other places within KV..

bad things? hhmmm example coming property slow down, new phases for EM and EH will be in danger, so if its hard to build mall, schools when only few phases occupied,

another one loan growth, if us raise interest rates, I think malaysia must follow, ringgit koyak nanti maa, maybe reach rm4.30 per dollar

Agree with you..I already booked..but the construction almost 2 years to complete..by the time completed..More surrounding infrastructure will improve since EM and EH also started..dont forget..the last MRT station in Kajang..so i dont think Semenyih will become ghost town..

Lol.. the examples you mentioned are the general problems that will affect the whole property development, not only on EM or EH... If there is really a property slow down, economy crisis, interest rate hike, even you buy a property in Mont Kiara also will be affected, no?

The construction of Tenby international school is already started and EW is currently working hard to relocate a chinese school in Beranang into EM as well.. They are gigantic and reputable developer and always will work their promises, building the school, landscape, infra, security guard house and fencing all realized one by one currently, which inevitably support the growth of Semenyih.

Beside the SEH Ecohill link that directly connected to LEKAS, EM also currently actively building their interchange. All these infra are to ensure we all have the supreme connectivity and would be able to commute in and out from Semenyih without any traffic congestion. This would serve a great contribution to Semenyih, as traffic jam has been haunted the residents for these 2-3 years imminently..

Yeah, current traffic in Cheras is terrible, but which area that near to KL city center is having smooth traffic nowadays? Cheras, Sungai Besi, Bangsar, Damansara, Sentul, Ampang, which area does not encounter traffic jam during the peak hour? Currently, gomen already planned the EKVE highway, which provide alternative route for the east/southern residents to commute to KL city center, without the need to pass through Cheras, but all the way to Ampang instead.. Whether it will helps, not sure, at least it is an alternative. Will this highway being built soon? Also no sure, but federal goverment already gave a green light, now awaiting the orders from MB Selangor.

MRT may help to divert some traffic but it is not an absolute solution and not everyone will use it. LRT/Monorail etc have been commute around KL city center for years, but does it really an absolute solution? Of course not, otherwise KL won't be always traffic jam currently. Staying near to MRT/LRT etc is not sufficient, you must make sure your workplace also near to these MRT / LRT station then only will works. If the station is more than 500m meter, would everyone still walk? How about rain? How about safety when you back from work at 7-8pm and need to walk alone to the station?

As I said before, Bukit Beruntung last time is due to the hype of the New Airport, once it is being turned down, there is no enough commercial activity and additional infra to support the growth. Semenyih stands on different platform, it is an area as a result of the continous growth after Cheras and Kajang (which currently already lack of land now) and not affected by any speculated sentiment.

hahaha, have you ever been to Semenyih 5 years before? Does Semenyih 5 years ago have such jam situation? Over the past 5 years, MPKJ already tried to extend the road to 2 lanes for many location, but instead of such effort, the traffic jam worsen.

I have been working in Semenyih for quite some years already and I can guarantee you the current road structure is much better than 5-6 years ago, but how come last time only jam in town area but now is worsen till Tesco area, although improvement on the road has been conducted?

Perhaps you think that only till highway also congested (such as LDP) is only can considered due to overpopulated?

I would invite you to come to Semenyih, stay 2 hours in the Petronas near to the Nottingham junction during the peak hour (let say 530pm till 730pm working day), roughly calculated the number of cars that pass through the road (both way along Jalan Semenyih). Perhaps you will get better idea what the main factor really causing the jam.. brows.gif

Congrate on your purchase..

Kajang have 3 MRT stations, all merely 10 - 15 minutes from Semenyih. It can serve as a other choice other than driving.

lol, of course got, but 1.5 feet also not ngam, coz 1.5 feet x 11 = 16.5 feet.. This even not include the wall yet... unless this is 20" footprint..

1 x 1 feet more reasonable..

Based on my calculation, i think the tiles size is 16x16. inch. According to spec the house width is 4877mm, so i guess the house width equal to 12 pieces of tiles

12x16inch= 192 inch
Convert to mm: 192x25.4= 4876.8mm

Overall the house from outside is very v.simple sad.gif , only cons is the built up is maximum biggrin.gif , no land behind, 40feet full i think......

developer want to make maximum profit ady.. but atleast gv maximum built up also..... but no partition wall for kitchen

18 feet wide can park 2 small cars or 1 medium +1 small car, based on the actual photo I took at my area. However 1 Mercedes + 1 Peugeot (as per developer's banner) for sure can't park in there lol

If the driveway in front of main gate is long enough additional two cars can park too tongue.gif

Atleast from all the main entrance road to this parkland@rinching, u can see the broga hills rclxms.gif ...but surely not from your house..... myb the last row of 16x65 can see I guez....the ascotte condo can have nice broga hills view

but if got good RA formed for maybe parcel 1 also got enough the make F&G, as existing taman don't come into picture, still separated, it can be done....even the existing taman playground also half of it already fenced up for small surau...

so ppl will support coz security matter..... even local authority will now support.... parcel 1 and 2 + existing taman all support that good also flex.gif

YA it is obvious now, but the land is cleared and no obstacles in front , I think he meant after all the house completed, it will be blocked....

but u surely still can have a view from some of the entrance main roads that goes into the taman, and on some part of locations of the parcel still definitely can view.....if not the brogan hills, any of the hills can be viewed...

definitely good view for ascotte condo unit which face towards the brogas...nice sunset view is confirmed...

Yes, some of the units of ascotte boulevard is facing the broga hill, nice view. But these units I presume already sold off..

Building fencing and guardhouse cost quite amount, need good RA and collaboration of neighborhood to pay the extra maintenance fees..

Where are you staying currently?

After the Ecohill link completed, 20 minutes from Semenyih Lekas toll till Batu 9 toll is workable, be it peak or off-peak period.

The corner units at my area 18x65 only sell around RM400k++ when launched in 2007/2008, the latest transacted price I heard closed to RM1m. This is initially only a guarded only later self-upgraded to F&G, the advantage over Semenyih Parklabds @ Riching is there is a linear garden, red brick and nearer to KL.

Expect few years from now, landed property is like gem, let alone corner unit with huge land and easy access to highway thanks to SPS Ecohill link.

Your place is in Sg Long (If I remember correctly)? I guess the price could have seen a shsrp rise in 2010 and then grew at slow pace then.
Just have doubt that without much amenities and unique selling points to compare with the other developments in the vicinity, RM1M could be a very difficult target to achieve.

I doubt a bit about semenyih potential but if eco majestic, eco forest, eco hill, setia emas turn out a success, all complete, then come 1-2 malls, 100% rise in value over 3-4 years possible

This will depend also whether EH & EM will be successful or not, if both projects successful this Taman will enjoy the spill over effect too, RM1m for corner unit within 5 to 10 years is an achievable target.

In 2008, it just an empty land. MKH came in to develop Pelangi Semenyih as a housing project and manage to bring Tesco, Pizza Hut, McD, KFC, Old Town etc into the area as it is today.

2013/2014, SPS / EW come to the same area again with many amenities already in place, and will fully exploit the advantage of LEKAS highway. As we all know, SPS / EW is 1 - 2 grade higher than MKH in terms of township development. Imagine what kind of things they can do on this area. Why can't stay? If one month just spend extra one or two hundred on the toll, it's still worth it, no? If you are using Cheras-Kajang highway, it will cost you RM 4.20 per day (RM 2 for Saga + RM 2.20 for Lekas), one month is less than RM 100.

Let say you stay in a place 15km from KL city center compare to Semenyih which is 35km away, means everyday you travel 40km extra, one month will be 800km extra. Because normally it is smooth traffic, I presume your car consumption is about 8km per litre. So extra 800km means 100 litres petrol extra, that's mean about RM 200 extra.
so total about RM 300 per month, translates to RM 3600 per year. Yeah, perhaps you will claim car run more, service more. Okay, let's make it RM 5k per year, 30 years only extra RM 150k..

You buy a same landed house at 15km away from KL city now, most likely already more than RM 150k than you can buy in Semenyih, not including the bank interest.

For me, the cost actually reduntant, the most essential part is the time spending on road. From KL back to Seri Kembangan and from KL back to Semenyih, I think the difference just merely 15 - 20 minutes if with smooth traffic.

With the current bad traffic, perhaps the time taken more or less about the same (as far as I know SK jam badly during peak hour), as Ecohill link is completed, there will be hardly got jam in Semenyih.

Good, so that's mean your working place is near to LRT station and your current condo is near to LRT as well. Wondering if everyone can do that..

Fine, RM 3.20 per day, means RM 64 per month.


If I am staying in Semenyih and taking the public transport (KTM) like you did.

Toll fare from Kajang to KL sentral is RM 5.60 two way. One month is RM 112.

even my fren working in KL, and staying in puchong tasek prima, everyday he drive to bukit jalil lrt station and then take lrt to work... he seems very fine with it.... anyway after LRT puchong complete..no need drive to BJ ady lah...

as ur working place near lrt, I think u can change mrt to lrt on any interchanges later...

All 3 stations in Kajang town are around 10 - 15 minutes drive. Sungai Kantan is the nearest, got park and ride facility.

Taman Koperasi Cuepac station also have park and ride facility, but need to use the federal road to turn from the Tesco Kajang junction to reach Taman Koperasi Cuepacs.

depend on everyone preference

but generally like this, if they just feel okay stay apartment or kondo because no need for space, still small family they rather stay at apartment nearer to workplace, rather than stay at a landed house far from workplace
but for those who already feel uncomfortable (big family) stay in an apartment even near to workplace, they are more willing to long travel to stay at landed house far from workplace. Because convenience in terms of space is the top priority.

Kajang KTM if not mistaken is RM 5 per day.. Monthly pass I think about 30% cheaper.. I am pretty sure there will be a lot of feeder bus to MRT station in future as well..

Nevertheless, still think people will drive rather than taking train..

one advantage of this rinching is although not walking distance to any public transport, it is short distance to drive to the nearest mrt stations.................

when public transportation is improved, like a direct bus from here to mrt station,that's good enough ady for time being....

same like how my fren in puchong goes to bj to take lrt to work and now the public transportation is improving tremendously in puchong in sense that in 2017, he can directly take lrt from puchong to work...

same applies to Rinching also, as for now if can reach within 30minutes is consider ok ady...,

Not cheap to make it F&G, at least RM100K I suppose, depend on land size and material. Furthermore, the existing taman may complain too if your taman road are used to enter/exit.

Challenging, but not to say impossible. Perhaps can start with phase by phase, of course if your road is blocking other taman, then it will be more problematic.

Yup nothing is impossible, the RA/RT Chairman must be a strong man than only can implement all this, still remember how SL6, Bandar Sg Long build fence and close road despite protest from SL 10 & SL 11 folks, even MPKJ's instruction to dismantle the fence also has to withdraw/accept silently tongue.gif

That was my concern from the 1st place itself.. other than that im ok with this project... but after seeing few taman with similar surroundings finally end up in F&G in few other places... i got hope,but just dono how long it come to materialize

if each taman/parcel have their road way in and out, that's ok already.. can have F&G by parcel, maybe ask developer help if their willing to support.... if combine all parcel also ok!!

now local governments also is quite supportive in this kind of F&G... rclxms.gif

Yes, talk to your banker about the loan comprehensively.. IF you taking the full flexi loan, ask whether it is fully flexi - such as can withdraw the excess money any time, any amount using cheque or online transfer, and should be no charges.

normally, I used silk and lekas only 1 toll and reach at kiara plaza...today I tried to used other route, it takes me all together 3 tolls.....SG long toll, kajang selantan toll and 1 I have forgotten

i see...from semenyih to KL: 3 tolls.....Lekas+twin palm + sg long (grand saga)= RM3.10

no need pass twin palm if u plan to use grand saga. The road to grand saga passing tesco kajang from semenyih usually no jam in the morning

I just got my housing loan approved from Am Bank, but they are not allow me to preview for the offer letter. As she mentioned, offer letter are compulsory to sign after disclosed to me.Are this normal procedure for Am bank?? Pls help...

Sound weird. But your banker will explain to you before sign. You can ask everything before you sign.
