i think the developer does not plan for a liveable residential estate. Another concern is there some industry factories just 10 meters away from this taman, surely it will have negative implication on parkland. i also notice there are many abandonned shoplots in that areas, which are not good for residential. say NO

actually this parkland is a existing taman at the first place, people already living there for many many years, yup the abandoned building are there but 1 or 2 shops already open though..its needs to revive and for that it needs the populations... the ascotte is just also very nearby, just opposite of the first row of the shops... and still exist two shop hse plot of land empty(maybe new shophouse will be constructed in future)..... with ascotte population + parkland it would revive its..so lets see icon_rolleyes.gif ...even SP SETIA 2 project is beside the huge kawasan industry beranang... the road connecting to brogan could be another positive effect but only dono when it will materialized..need to get sum info on that...anyway that y parcel 2 is much more expensive as it is further away....parcel 1 can get below 400k for 18x60 but parcel 2 u cant...if u have survey around semenyih.. many place have abandoned shoplots coz no good population...but with ecohill 1 & 2,eco majestic, gallery homes, parkands + etc.... all level of people will soon populate and thrive in semenyih rclxms.gif thumbup.gif

Hi all parkland buyer, where are your working place??
i found out travelling to rinching quite costly =.=iiiii
toll+ petrol nearly RM15/ day just until cheras

I work at Puchong. I use proton saga...
My cost for 30km (pergi balik) is about RM10-13 per day - petrol only
*currently staying at setapak

Perhaps can consider change a fuel-efficient car

Okay, let's assume RM 15 per day from Parkland@Rinching to Cheras, you work 22 days per month, never take annual leave for 30 years.

The total expense will be: RM 15 x 22 days x 12 months x 30 years = RM 118,800.

Let say because of longer travelling, you need extra 2 car service per year, that's mean 30 years is 60 times. Everytime RM 200, that's mean RM 200 x 60 = RM 12,000

Total is around RM 130,000 extra.

From this figure itself, it seems like any property in Cheras which is not more than RM 130k if compared to houses in Rinching Parkland is a much better buy.

But just need to remember, the loan you service incur interest as well. If only taking the nominal interest only (rather the reduce compound interest), RM 55,000 at an interest rate of 4.5% for 30 years shall incur an interest of around RM 75k as well.

So, vis-to-vis comparison, if you can find a landed house in Cheras that is not more than RM 55,000 extra than Semenyih Parkland, it will be indeed a very very good buy..
