I personally prefer greens. Hence ws3 is a good choice if ppc sticks to the site concept plan.

I'm concerned the school land opposite ws though. It will be a govt school. Traffic might be heavy but again, it will depend on the entrance of the school... If it's ngam ngam facing ws, then jiak lat a bit at some timing of weekdays ie morning and evening...

Ya..Station S03 confirmed..I thk it will be congested because of the MRT station + Duke 2 highway..luckily not too close with DPC..
Once MRT start work n duke 2 in progress now..kepong traffic will totally stand still..

N foresta really look lik scary..hill slope..some more that is phase 1 only..phase 2,3,4 will be small unit like soho or studio..I thk at least 4-6 block planning to build..surround the hill..

If de info is true..de sch beside breezeway will be International sch 2... De sch in front of Ws3 will be gov primary sch..
No worry of Surau..Mayb DPC able to convert de Surau to another facility..since there was a strategy place..

Getting DPC property is depend on how is your confidence to their township planning, management and quality..they able to spent few millions to upgrade de road n landscape on de roadside..not much of developer willing to spend this kind of money to improve the property value there...smile.gif

Need guidance from all sifu here... Since there is no dibs anymore, how the interest works ar? I meant if i buy ws3 level 30 at RM1.5mil, when i will start paying the interest and how much for how long?

my side can submitted to few bank, such as maybank, pbb, ocbc, cimb, alliance etc as we're these bank panel as well. the lowest rate is 4.35 but depends of customer profile grading.

For example, When construction until the level of your car park, developer will request bank disburse certain amount of money and you need to pay interest for this certain amount of money, normally will inform you by mailing, and when the developer construct until level 30 bank will disburse certain amount of money and so on, till finish construct then bank will issue letter to inform you start paying your housing loan in full amount monthly repayment.

MLTA have cash value, can do early statement at least 10 years to save up interest, and transferable from property a to property b, or even refinance. Protect yourself and bank. But have to pay yearly for this premium.

MRTA mostly only protect bank as it don't have cash value, can't do early statement, and it's not transferable, pay once in a life time for new loan submission.

Don't let maintenance cost get into the way. It's better to pay slightly more so that they have adequate funds to upkeep the facilities and facade, etc
