Simpleton are easily manipulated, what people says is Property price base on median income, but he donno what is Gini coefficient ? As we are living in country with high Gini coefficient meaning we have very unequally distribution of wealth, thats what these statistics doesn't reflects the actual demand for property, the top 10% can earn 10X of the median.

Ah Bear don't understand these theory one, his mind is one way street, all his knowledge is from newspaper & Internet only, he seldom meet real people. .lol

Hong Kong property is definitely more expensive than us, in fact the most expensive in the world.

Remind me of one of my friends, she will make everyone surrounding her know she do a donations, Facebook, Instagram, WeChat, Whatapps Group chat, she will make sure she post pictures of the this she donate, Pictures of cash she donate, pictures of her in the centre, pictures of Her passing the donations, pictures of the receiver thanking her doh.gif

Basically just make sure the whole world know she donate something.

But in real world she is not a very nice person to be with...lol

Reason she to do so because she in terminal illness previously, & the Tokong advise her to donate more to prevent bad things happened to her in futures.

Most buyer prefer vacant unit as deem new, so owner can fetch better price, but there are also buyer like semi of fully furnished unit which ready to move in conditions, most buyer do not like rented unit especially tenants are messy type where lots of wear & tear also dirty conditions.

Actually Bear2 is hoping government will help him bulldozer the property price back to 2012 value, as he believe the majority aka the Malay society cannot afford to pay for current property price, I told him the rich Malay have no problem, while the middle income can still afford as there are Bumi unit, Malay Reserved Land project, govt project, Rumah WIP, states govt projects & etc, As for the lower income group can rent govt flat or live in kampung area.

Bear2 deem the Malay are less affordable group sure will go pressure the govt to put harsher term on Developers & Bank to Bulldozer property market to crash, but when you show him a middle income Malay buyer can sapu 2 unit Amaya & rented out with 6~7% rental yields, proof his theory wrong, as even Malay society had no problem owning & invest in property, while as a Chinese he still houseless, Mana nak letak air muka Beruang Dia...kakakaaaka

Why owner wanna sell to you at 10-20% discount ? Why wanna deliberately make less profit ? what if other buyer willing to buy with 5-9% discount or those willing to pay owner asking price, why wanna sell to you ? what about owner can rent it out why wanna cut profit ? many owner can afford to leave it vacant & pay mortage, surely inflation factor will kick in, eventually people will accept the asking price as new launching getting more & more expensive.

You cannot afford you berambus lah ! plenty people line behind can afford & willing to pay.
