This is the fencing layout by SEH for the Presint 1... I have shared it a long time ago... Single entry/exit design...

I believe more than 90% purchasers support it, I really not sure why MPKJ took so long and yet to approve it.. Many housing in Pelangi Semenyih 1 & 2 already fenced up, countless number in Sungai Long and BMC, I really can't think of any reason why SEH presint 1 cannot have it... hmm.gif hmm.gif

The plot of land behind the shoplot looks reasonably big to me... I really hope SEH one day can bring in a supermarket / hypermarket here..

Alrights, let's have a look on the garden / landscape that are available for Presint 1...

First, for the phase 1 purchaser:

1.) A decorative roundabout - one is call "The Breeze" and another one is called "The Wind" I presume.. Of course they may not be as attractive as the one in EM, but it is somehow an effort that can beautify the landscape around phase 1 area. It is for public access..

2.) If the perimeter fencing is being conducted as accordance to the initial plan, there will be a private linear park that separating phase 1 20 x 65 and 20 x 70 units.. If not mistaken bro treehill mention a children playground is confirmed to be built in this plot..

3.) I presume SEH also intend to make a small linear park along the waterway. I presume It maybe will looks like something in the picture if they intend to do so in such limited space.. It is for public access.. Anyhow I maybe wrong.. hmm.gif hmm.gif

Second, for the phase 2 purchaser:

1.) As we all known, the PARC is within this region. Complete with many playground facilities, and the view at the top of the PARC during sunset I think is one the superb view within the whole Semenyih area. This area shall be access by public as well.

2.) As we all know as well, the current sales gallery will be converted to become the community hall in future. Public access as well.

3.) Weeping Meadow lake / park. This will be a new landscape that will be developed by SEH. It should be consists of two lakes with walking track around, and with some greenery included. So far SEH does not reveal any layout plan about his lake / park. If following the fencing layout, this park shall be outside the fencing area and can be accessed by the public too...

From my perception, there are actually many landscape / amenities within the presint 1 area. Of course, they may not as exclusive as those in presint 3 / presint 2.

Not many housing project can offer such landscape / amenities and those who are offering such feature in the vicinity township development, such as EcoMajestic, Diamond City, Southville and Bandar Bangi Puteri, also allow the public to access their greenery park / playground too...

I think link houses with big exclusive garden and landscape within the fencing area is not very common, if any taikor or TKJ knew, please share share ya... I start with the first one, Merrydale EM... tongue.gif tongue.gif

I think the master plan is clear on the landscape and facilities.

Presint 2 with the most lakes / parks and landscape spreading across the presint. Private access.

Presint 3 with one major park / lake and great landscapes behind the Tralas units. Private access.

Presint 1 with one major park (The PARC), some small park and few waterways spreading across the presint. Mostly public access.

All presints have their own landscape attractions, just presint 1 is not as exclusive as those in presint 2 and 3.

Bro Darween, yes, the PARC is for ALL. But after the completion of the oriental garden in presint 3, I think the chances you come to the PARC will be very rare, unless for certain event or for the spectacular top hill view. rclxms.gif rclxms.gif

In the end I figured out it doesn’t work the additional hassle that I was going through.

Vincent is not handling my SEH loan. He is servicing me for another purchase. I personally feel that his service is quite okay, been to his office twice, so far my experience with him is pleasant.

As for the panel bank matter, I presume as long as the bank is a panel, it should be having record in the database. We can apply in any branches that we prefer. Yes, if you deal with those banker from a branch that is dedicated for the project, one will get faster and more efficient service I presume, since I have been told they has direct link with the management about the project and able to get it approved (or rejected) in a very short period of time. My application with Vincent for example has enable to to have my loan approved within 3 working days.

I think either SP or EM has provided a list of the dedicated banker, it is up to us to decide to use which banker that we preferred. I personally don't have strong recommendation on any banker, but vincent coincidently is a banker that I knew located in Kajang which I think bro leaf can talk to, in case he is interested.
