How about from Ecohill to Wangsa Maju LRT? how long it will take? hmm.gif
*
If the EKVE is completed, if will be pretty fast as there is an exit in Ukay Perdana.

But with current connecting road, one need to move into MRR2 to Wangsa Maju from Cheras... MRR2 traffic, you know I know lah...

To reach KL Centre, Lekas-Grand Saga-Jalan Cheras is the shortest route, hopefully after MRT completed the traffic will be smooth. brows.gif

Any indication when EKVE & SUKE will start work?
*
Yeah, I agree on that, shortest route and least toll. Traffic should be improved after MRT completed. However, don't think the jam along Jalan Loke Yew will have a cure..

So, if EKVE + SUKE + AKLEH is completed, that will be superb for those who works around KLCC area.

For those who work around Dataran Merdeka, I think Lekas - Saga - Jln Cheras - Loke Yew still the best route...

SUKE should be started very soon.. EKVE most likely still in the land acquisition stage...

My parents stay at Mahkota Cheras, I rent at Seputeh. Once a while (usually monday) travel from Mahkota Cheras will jam all the way to mid valley...
*
Mahkota Cheras is about 20 minutes away Lekas Semenyih toll.. From BMC to Grand Saga sometime a challenging task during morning rush hour too..

You work near Mid Valley?

1-1.5 hour from Lekas Semenyih to Midvalley during morning rush period I think is unavoidable, unless you want to depart early.

As share by bro treehill, from cheras perdana to MV also about 55 minutes to 1 hour too..

I work at Menara TM. Totally agreed escaping BMC traffic light is a challenging task. shakehead.gif
Is coming out from semenyih as challenging as well?
If I choose to stay Semenyih will my life become 6am-9pm...?   sweat.gif
*
SP Setia is building Ecohill link that will connect to LEKAS directly without the need to go to Jalan Semenyih.

Within 5 minutes of travel, you already reach Kajang Perdana area... Traffic will be fairly smooth along the way till Batu 9 toll. All roads are at least 2 lanes and only have 1 traffic light near saujana impian area. Traffic along this stretch normally no problem.

The nightmare starts after batu 9 toll.. I think even you stay in Cheras also will face the same problem... doh.gif

So you work in Bangsar? Normally how long it takes from your rented house in Seputeh to Bangsar during peak hour? hmm.gif

Palm gor/Sam gor,

Journey starts from Telekom there and I use KL road all the down and then use jalan syed putra to reach Midvalley. I tried this 3 times while another 2 times I used  grand saga cheras-kajang then exit to tmn connaught then all the to Midvalley. Both ways also jam and time taken also about the same. For the KL way, regardless of whether I use the contra lane or non-contra lane also jam. Still at the end can reach midvalley within 60minutes.

Sp setia did not absorb MOT for phase 1 buyer? For your info, sp setia will pay the legal fee & stamp duty (MOT) for phase 2 buyer.
*
Did you sign your SPA? In the SPA got mention MOT will be absorbed?

I think for phase 1 buyers, SEH say MOT will absorb, but only verbally. I really hope they will keep their promise..

TKJ mentioned before, Schedule G SPA is a standard document, so what being mentioned in SPA is MOT is going to be pay the purchaser.

So wondering for phase 2 buyers, is there is any statement "MOT absorbed by developer" is mentioned in the SPA?... hmm.gif hmm.gif

Bro, confirmed. I emailed to SPS on this and finally got a reply.
Court not sure... They just mention multiple purpose court so I guess is badminton and basketball court.

At the end not bad right?  smile.gif

Guard house and perimeter fencing is expected shall be in place, as I mentioned many times, if Pelangi Semenyih by MKH can get it, I really can't think of any reason SEH by SPS cannot get it. Anyhow getting confirmation from MPKJ is indeed a good news... thumbup.gif

KUDOS TO THE SEH TEAM.... rclxms.gif rclxms.gif rclxms.gif

SEH shall prepare the guard house + perimeter fencing for the DSL buyers... I think later RA can consider to install the CCTV and AgilFence PIDS system as well (if budget is available), so that DSL security will be on par with the presint 2 & 3..... thumbup.gif thumbup.gif thumbup.gif thumbup.gif

If next time from ecohill-lekas exit no jam till cheras batu 11 toll then i guess 15mins can reach telekom there. Total journey to midvalley shld be abt 1 hour and 15/20mins smile.gif
*
Yeah, after Ecohill link is established, I think from SEH to the batu 11 toll will just around 15 minutes, even during peak hour... total journey to MV shall be around 1 hour ++ during the peak period...

Begonia + Bellucia + Bartonia + Samanea + Saraca fencing layout is already out during the phase 1 launching... Don't think will have any issue. Similar scheme - single entry in and out... thumbup.gif thumbup.gif

I read the BR thread and understand that earlier phases have to wait until the RA is formed only then apply for the perimeter fencing.  SEH buyers are lucky thumbup.gif

Indeed... rclxms.gif rclxms.gif

Guard house + Perimeter Fencing + Infra + Landscape + Community Hall + Stone throw away to current mature commercial area + Entry at RM 408k...

If kids study in SRJK Sin Ming or Semenyih, no matter how, if one to send kid before work, will sure need to go Jalan Semenyih, right? Any shortcut?
*
If you want send your kid to Sin Ming, you can choose to use the Ecohill link, go out to Jalan Bangi Lama and then use the current connecting road to go to Sin Ming before you come back to Lekas toll again. This is single lane road and have two traffic lights, I think jam is inevitable.. Which school don't jam during morning period? Unless it has very small student number.

Other alternative would be to send your kid to the school a bit earlier, then back to your house for preparation to work.. Sin Ming is about 2-3km from SEH via Ecohill link..

In addition, when there is demand, I think there will be school bus service from SEH as well, can consider that as well..

I don't think boom gate will cost much compared with the AgilFence PIDS system and to SPS it's really just a penny.  So if I were you, I will put that in my wish list to SPS wink.gif
*
Yes, CCTV and boom gates are peanut for SPS... and I think if they can install it, definitely would be a plus point to boost the phase 2 DSL sales... rclxms.gif

IMO Rukun Tetangga(RT) is a better choice than RA as RT receive funding from Jabatan perpaduan negara & integrasi nasional while RA has to raise their own fund.

In term of filing RA need to have AGM, Annual return and audited accounts submit to ROS while RT only need to submit unaudited accs to JPNIN lesser hassle for volunteer committee members.
*
I presume for RT, the residents has to become the "guard" and patrol at night (supposed to do so). For RA, they can hire security guard to safeguard / patrol the area 24 hours, no?

I don't think gov allocate money for RT to hire security guard. It would not be safe if there is no guard patrol during day time when most of us are working..

From my perception, a good township should have both RA and RT... While RA is playing more vital role in terms of security, RT can organize many programs (sports event, talk, etc) for the community within the township, to improve the relationship (mengeratkan silaturrahim) among the residents in the community ... thumbup.gif thumbup.gif

I hold diff view.  I think there is no need to have both RA and RT given the duplicate of the functions.
*
hehehe..

As shared by Palm bro, RT receive funding from gov, why not? brows.gif brows.gif Don't think RT can collect any fund from the residents too..

If RA want to organize their own activity, provided have sufficient funding, can be done as well...

I would see that if there more resident would like to contribute, the better for the community it could be, either under the umbrella of RA or RT, it's same...
