I think the bashing on SPS is rather unfair.
Yes, they could have done more, but one must remember the initial plan for each precint has been submitted and they have to work around it.
With the competition around, they revised and work around the existing plan to provide additional value to purchaser. Presinct 1 do get greeneries, some private some public. Must remember initial plan it is not F&G and they promised to help purchasers to submit plan to get it F&G. Then raise the pushing to get it included waterway too into the F&G. This make it tough for them. Why? Plan/proposal has been submitted, and in this case pushing a little more luck?
Comparison between P1 with P2 and P3 to me is deemed unfair.
Pricing is higher, maintenance fee is there and the mechanism to operate is totally different.
It has been clear from day 1, P1 will be handed over to MPK and P2 and P3 remains under SPS.
Got to understand as well for any developer, new housing scheme shall have quota for affordable housing, in this case the launch of terrace and apartments (in future) shall help to satisfy this.
Not everything shall be bad with public greeneries, here is only a commitment from MPK to maintain it, and with enough follow up and nagging and complain (if it deteriorates), it can be done.
Desa Park City have it public too, no issue there.
Also comparison with EM is a little unfair, price is totally more expensive and has higher maintenance too.
