Refinance might not able to give you better rate compared to what you have today, make sense to refinance if you intend to cash-out from MV differential. Did you stamped your tenancy agreement else won't qualift as source of income.

Yes bank typically offered lower rate as part of staff benefit of course you will lose this if you leave the bank eventually, not sure about insurance co tho

Yes no lock-in period for Islamic loan and no saving from prepayment as it’s consider advance payment

ASB return at least 1-1.5% higher as compare to mortgage rate, you can also park the 200¥ to lower down the interest charge

Possible for HOC registered new property which gonna to end in 1 1/2 months time, alternative to either fallback to developer own financing or mark-up purchase price for subsale unit

There must be some rate payable for Bank B else how will you make inform decision, also to check if 70% cap apply for flexi loan. MLTT coverage more meaningful since you protect you again the mortgage sum of course that came with higher premium.

Should be ok, max 34 years since you are 31, bank will based on NOV21 CCRIS if you submit by mid DEC21 or CC outstanding already updated

Hard lesson learned, time to register for eCCRIS by BNM at nearest AKPK office. Always good to access once a month not only to know your financial standing but to detect irregularity like the outstanding on cancelled cc
