Beforehand what yr mortgage sum and if you have comparable offer? You may ask yr banker if 2% is the min. CLTA and if revision will impact the rate eventually

Without HOC no longer possible as bank need to adhere to BNM regulation to cap at 70% for 3rd mortgage onward

Valuer fee is their professional fee aka income while reimbursement as basically chargeback of expenses incurred in managing the task, if you are not convince it’s justifiable then you can obtain alternative quote to compare

Thus, I am wondering whether the reimbursement (of RM 587.42, as in my case), or disbursements (similar to a legal firm, as you said) is a reasonable and appropriate cost, or I have been overcharged.

Whether u paying progressive interest or full installment to bank eye your commitment remain as monthly installment for DSR calculation No way bank will approve 2nd loan of 700K unless you loop in joint borrower of higher income

U can ask bank to offer minimum coverage MRTA however be mindful on the risk down the road given mortgage is long term commitment

If that the answer most banker gave, either u approach the one offer highest margin or move on with other project. SA will able to tell u which panel bank still able to offer highest margin

As what you being told, to the banks eye the selling price does not match the valuation. Some developer such as IXI did offered financing the gap on own.

Have you try other banks? Some banks are more stringent nowadays and will require some form of proof to justify the ability to purchase, moreover those undercon
/ newly VP project that already selling at future value

Depending on details of MRTA the initial years should be fix sum and reducing sum thereafter, shall anything happen to you during construction period the initial sum shall be payable

Depending on how complete one documentation and also the industry, a lot uncertainty in marketplace given the crisis in Russia-Ukraine, inflection etc. typically take between 1-2 weeks to process, best to include more docs like employment letter, saving proof etc to support the application

opt for full coverage if you do not have any insurance coverage in place else opt for the minimal will do, bear in mind MRTT is reducing coverage based on remaining years. If need matching coverage opt for MLTT but premium is higher and unable to finance in

Typically 100% margin attached higher rate which again given the recent increase in OPR and loan sum work out to be norm, since you mention you are comfortable coming up with the 10% let ask yr banker what the rate like if not much if diff then just stick with 10p% margin

Any other bank offer aside from UOB, there must be reason behind the said rate offered bear in mind of the recent OPR increase, also ask agent what the potential lower rate like if to take up MRTA/MLTA?
