In regards to the murky water, I was told by SPS that they have learn their lesson from SEP.
For SEG, they lay a layer of rocks pebble on the water floor before filling it with water.
This rocks pebble acts as a strong layer to prevent the mud from coming up once it settle on the water floor.

How effective is this, I'm not sure but on some parts, I saw it seems to work but on other... rclxub.gif
Maybe have to wait until construction is complete to judge.

Don't think can.
I was there last weekend and ask the same question to a senior Sales staff.
The perimeter fencing for island parcel, which covers all 8 island parcel over a length of about 4km, is only exclusive to the islander.
Mainland is excluded even if you are semi-d / bungalow owner because you have your own landscape gardens.
Similarly, islander cannot access mainland parcel and even among islander themselves, they cannot access each other. i.e. Isle of Kamares residence cannot go into Charms of Nusantara parcel even tho both are island parcel and within the perimeter fencing.

But then, this is from a sales staff, so take it with a pinch of salt.
Thing may change in the future.

If mainland owners come in, then i guess they have to share the cost, use or don't use brows.gif

But during your visit, did you see any individual fencing of the island unit.
I mean is Charms of Nusantara has it's own fencing around it's parcel?
The fencing i mean is separate from the 4km walkway fencing. A fence for it's own self only.
I forgot to ask the SA on this.

There are still a lot of units.
Only about 40% plus sold.
Initially was higher percentage but a few loan rejected units was put back.

Block 18, 16 and 14 still has plenty of units including 3rd floor. These are all facing the waterway and command a high premium. Only Block 20 is fully sold but I think still got 1 unit left.

Block 7, 9, 11 and 15 still got plenty of choices. These are the garden view units, especially block 9, 11 and 15.

Then there is Block 2 and 4 which I also like. Block 2 is right next to the club house and face the canal. Block 4 is at the canal junction, can see the open waterway but all the corner units facing the canal junction taken up.

Jewel of Grasmere build up is around 1200sqf.
In terms of psf, Kamares will be lower due to larger build up.
But JOG will have lower maintenance fee due to the smaller build up.
Depends on your preference and what you are looking for.

Not expecting SPS to throw prices now on Kamares.
Show unit will be ready in March, which may help to move sales once ppl see it.
But some freebies may be given like 2 yrs free maintenance.
Already now they are giving semi furnished units, so they may give some more freebies this year to help move sales.

Yup, confirm by SA.
JOG won't be launch next year.
Not sure when it will be launch.

But smaller size will mean lower maintenance fees which you have to pay even after the loan is settled.
For own stay, this may play some importance.
Depending on individuals affordability.

Don't think there is any significant increase in units even with the smaller size units.
The land for JOG is also smaller then Kamares.
Kamares has 240 units on 13.xx acres of land.
Than gives it around 18 units per acre.
Consider very low density.
Since JOG is going to be very similar to Kamares, I don't think the density will increase much.
