That depends on the date of your loan agreement. If you have an overdue amount, it means your loan instalment has started and you have not paid. The date of the SPA and the date of the loan agreement need not necessarily be the same. I suspect your loan agreement date is already past 3 years (i.e. means dated earlier than your SPA date) which means your monthly instalment would've kicked in earlier. I suggest you checked your loan agreement date, if it's > 3 years, then you're already incurring late charges...

Actually, SH is not really a closed community. FYI, public can access the clubhouse. The clubhouse is not exclusive to home owners. In fact, it is owned by UEM Sunrise. Anyone can subscribe to the club membership. The only difference between SEG and SH is that the main road in SH leads to a dead end whereas SEG's main road will be one of the main artery between Cyberjaya and access to ELITE and MEX.

If you ask the home owners, they're generally not keen on this public accessibility especially when traffic starts growing.

As of now, the islands seems to be not accessible to public. Hopefully, SP Setia has a plan to connect all the islands with walkways that are open to the public. They had this in the initial Masterplan. It will be an attraction definitely especially when the commercial component is ready. Anyways, totally agree that the more the public can see the beauty, the more the value will be appreciated. This will however always be balanced against owners who are always worried about security.

Fixing grills within a 3 tier security is a good reflection of such concerns...sort of defeat this new lifestyle.

Flyover is not opened yet. Probably will have to wait until end of this month. For the flyover to open, the road linking Lingkaran Putrajaya to SEG to Persiaran Semarak Api has to be ready, and for this road to be complete, the heavy infra work that is currently ongoing at Charms of Nusantara Island has to be ready and this will likely only happen when Charms VP which is expected to be in Dec.

Common facilities for Liu Li is definitely not completed yet. Landscaping is still in progress, fountains are not running while clubhouse/swimming pool is also not opened. I guess it is arguable that LAD can be claimed since the house has no water nor electricity and hence, there can be no occupants who can enjoy the common facilities much less the house itself. I think need another 2 or 3 weeks for the whole facilities to be up and running.

Anyway, i doubt any owners is going to start legal action over this. Personally, I would just want to see efficiency in terms of rectifying defects and the developer making the effort to enhance and beautify the landscaping and surroundings (which they're doing).

Fyi, the developer is throwing in an unexpected 2 year free broadband for all owners. This is a pleasant surprise thumbup.gif

No idea bro. But i wouldn't take everything that's in the youtube as representative of what will be delivered. Nonetheless, the fountain is not running yet so there may be enhancements still, esp the the lightings.

Not yet. If anything, i think those who have taken delivery are probably going through the defect checklist. It will take the developer another 2 to 3 weeks to fix the defects. No renovation is allowed while the defect rectification is ongoing. Finally, electricity and water and all M&E inspections and testing is only scheduled for Dec. So, I doubt any renovation can start until Dec at the earliest.

No bro. It's not cheaper. In fact, it's more expensive. Think about it...why would the contractor want to customise a house specially for you? It's more costly and take more of their time and resources because they have to plan for your unit which is different from others. Malaysian developers are not not as flexible as singaporean developers....at least, not yet.

Not sure if SP Setia practices favouritism when it comes modification of house before handover. If someone has evidence of this, then all the buyers would have a case against the developer.

The fact is you can ask for modifications to the house before the actual work is done. For a million ringgit property, the developer will definitely listen to you. Whether the price is acceptable or not is another question.

Liu Li Clubhouse Pool cleared up. Good this is they've heard feedback from Lepironia owners so the pool for Liu Li is wider.
