Got sign contract? If got sign contract and on the spot you give money you get receipt then ok. Else you're not protected at all.

Issue a Letter of Intent to the landlord together with a cheque for 1st month rental. Paying by cheque gives a banking trail of your landlord having received money from you, and the LOI protects you somewhat such that if the tenancy falls through you have b&w that the landlord needs to return you the cheque.
